Stately, Ancient Lombard Residence

Position:
The property is located in Cocquio Trevisago, a short distance from the centre of town and just a few kilometres from Lake Maggiore and Lake Varese. Distances: Varese: 13km, Italian-Swiss border: 27km, Malpensa International Airport: 30km, city of Milan: 60km.

THE VILLA: historic building from the late 1800's, completely in need of restructuring, on three stories, a total size of 1,800m2. The villa has elegant, period finishings such as frescoes, coffered ceilings and antique fireplaces.

COUNTRY HOUSE: adjacent to the main villa, also on three floors, this building is characterized by a porch along its entire front. The rooms inside are divided into apartments. Currently the building is not in a good state of repair due to problems with the roof.

PORTICO: which extends along the country house, this structure once served as storage for the vehicles and created a separation with the portion of the property dedicated to the farming activities.

STALLS & BARN: on two stories, connected to the property by the portico.

STALL FOR FERTILIZER: simple pillared structure, situated near the stalls but behind the other buildings, surrounded by a lawn area with an independent entrance gate.

RUSTIC OUTBUILDING: attached to the rear of the country house, situated on two stories, with independent entrance at the top of the property.

OTHER OUTBUILDINGS: attached to the aforementioned building these structures form a sort of barnyard, and evidently once were separated from the main villa, also because they have independent access.

PORTER/CARETAKER HOUSE: located besides the main entrance gate, the house is on two stories and must be completely restructured.

Finishing:
For the villa and the country house, the restoration works allowed by the planning commission are of the type: first grade "1 grado", which entails, that the properties can be transformed for a different use, but without transforming the typology, hence without major external modifications to the building. The restoration works must conserve the original character of the buildings and architectural elements such as façades, skirtings, balconies and other decorative elements typical of the period of construction must be preserved. For the other buildings which make up the property, the planning commission allows interventions of the type: second grade "2 grado", which entails that the conservation must maintain the architectural typology of the period. According to the regulatory planning commission the uses allowed for the building are: residential, tertiary (commercial: max 35% and administrative), craftsman, tourist reception (accommodation structure), exhibition/gallery or for cultural functions.
