Charming farmhouse with equestrian facilities, ideally located in a quiet setting in Aiguamurcia, just 5km from the Cistercian Monastery of Santes Creus in the province of Tarragona.

With a vast total living area spread across 2 spacious independent houses and with a functioning and licensed equestrian facilities, an olive grove and a large forest.

Situated within one of the most beautiful areas of Catalonia, this superb property occupies a small valley between the Sierra del Mas Alegret and the Sierra del Pla, 350m above sea level with stunning views over the vineyards and the lower surrounding mountains.

Accessed through a small hamlet, following a dirt track between vineyards and mountains. A route that joins the 3 Cistercian monasteries: Poblet, Vallbona de Les Monges and Santes Creus. Just 800m away from this road there is the main entrance through an iron gate and a large water deposit of more than 10,000 litres and on the left a circular wooden riding space used to train horses.

Continuing along the path between olive trees there is a small octagonal building with wooden roof adjoining the raft which used to be a chicken coop and is now a space for children to play. On the other side are 2 tracks of 40 x 25 and 23 x 25m for horse riding and an old wood-burning bread oven of large capacity that still functions. Next to the chicken coop there is a large paved area, the old "era" or grain threshing floor, now used as a parking area for the main house, its terraces and barbecue area.

Main house, which is a building of classical lines which dates from around 1900 and was renovated in 1946 and then again in 2004. It is included in the official register of Masos (Catalan Masias). It has a built surface of 450m2 which is distributed over 2 floors.

Ground floor: main entrance leading into a large vestibule; living room with stone semicircular arches, exposed wooden beams with wrought iron chandeliers, large fireplace and 3 large windows that frame the countryside, the riding spaces and the vineyards. From the living room there is also direct access to the large stone porch which is an area to enjoy marvellous sunsets, and just a few steps down there is a small wine cellar with an ideal temperature to store the wine. Spacious fitted kitchen with a large table and direct access to the front terrace. Dining room which, like the kitchen, was added to the house in 1946, designed in complete harmony with the original structure. In the dining room there is a large table for 15 people in front of an authentic stone wall. A wrought iron fireplace gives the room warmth and style.

The original walls of the house are almost a meter wide, which help to keep the house very cool in summer and nice and warm in winter. In the vestibule there are also 2 cloakrooms, a service room and the staircase that leads to the top floor.

Top floor:a large landing and reading area overlooking the riding areas and the vineyards that surround the property. 5 bedrooms with en-suite bathrooms. All rooms are spacious, comfortable, have plenty of natural light and were renovated in 2004.

In front of the house is a tiled terrace and porch with barbecue area, perfect for alfresco dining in the moonlight, as well as for star gazing, thanks to the absence of light pollution.

Currently the main house is a used as a B&B with the relevant licenses in order and a medium occupation, since it is not the owners' main activity.

In addition to the main house, about 200m south, there is a second house with 2 apartments.

Second house:
Ground floor apartment of approximately 70m2, currently used by the caretakers of the property. This apartment has a kitchen, family bathroom, laundry room, 3 bedrooms and a living room that leads to a small west facing porch.

First floor apartment of about 120m2, renovated in 2014. The access to the apartment is via a comfortable external staircase that leads to a small hall with 2 fitted cupboards. A door leads to a spacious living room with an open-plan kitchen and dining room. The kitchen has a terrace, large enough to enjoy summer dinners. 4 bedrooms, that consist of a master bedroom with en-suite bathroom and 3 smaller rooms that share a family bathroom There are also a guest WC and a laundry room.

Equestrian facilities:
In front of the 2 houses there are fully licensed equestrian facilities that consist of:
- 3 boxes made of tropical wood (3.5 x 3.5m)
- 7 boxes made of tropical wood (3 x 3m)
- 1 tack room made of tropical wood (3 x 6m)
- 2 paddocks
- Shower for 2 horses
- 3 covered paddocks (approximately 40 x 3m)
- 1 hectare of pastureland right in front of the tracks and the main entrance
- 1 hectare of pastureland around both houses on a lower level, bordering the Gaia River
- Electricity, water and gasoil

The property also has its own natural spring water that comes from a mine in the mountains that flows continuously and fills a cistern that serves the 3 houses with 2 pumps: 1 for the main house and another for the 2 apartments. The mine is registered in the Catalan Water agency. Both houses have mains electricity and water. There is gas-oil fuelled central heating in both houses and on all floors. Each house has its gas-oil 1000 l tank.
State of the Property
The houses, grounds and stables of Mas Arago are in good condition, ready to move in with no need for renovations.
Exteriors
The entire area surrounding the houses has an area of about 3 hectares with more than 400 Arbequina olive trees in production. There are no other buildings in sight, which gives the property its absolute privacy and tranquility. There is but the sound of the river flowing 20m below the Masia plain. There is an old track that takes you down to the river.
But Mas Arago does not end here. If you continue the dirt track towards Santes Creus, you reach the Masia's second part. The whole eastern Sierra, known as Sierra de Mas Alegret belongs to the property, and consists of about 75 ha of forest, mostly white pine, some oaks, low scrub (rosemary, thyme, argilagas, heather), perennial plants which allow you to enjoy a green landscape throughout the year.
This forest has its own autochthonous fauna: hares, squirrels, wild boars, foxes and small roe deer. In autumn, during the rain season, a great variety of mushrooms can be collected in the forests of Mas Arago.
In the forest there are original dry stone houses, which served as a refuge for the shepherds of the area.
The total surface of the Masia is 110 ha, accurately registered in the cadastre and land registry.
