PRICE REDUCED - An incredibly rare opportunity to acquire a successful and multi-stringed business in one of the most beautiful locations in Europe, if not the world.
This diverse property consists of on of the few remaining authentic and traditional family run vineyards of San Gimignano - in an idyllic location sat upon a hill overlooking the medieval towers only a few minutes walk away from the town.
Apart from the possibility to purchase a beautiful property in one of the best locations in world renowned UNESCO world heritage site, the estate appeals also as an investment opportunity due to three separate sources of income. Having been managed as an Agriturismo for over 25 years, the property generates income not only from wine and olive oil, but also from the healthy tourist trade in the area.
The whole estate composes around 12 hectares in total - 7 hectares of vineyards, 3 hectares of olive groves and the remaining 2 hectares are prime arable land.
The estate is composed of five independent buildings resulting in a total floor space of approx. 4000 m2, of which approximately 1070m2 is residential space. The remainder consists of the wine cellar, storage facilities, utility rooms etc, which are all needed for the running of the farm and the production of the wine and oil.
The grounds of the estate stretch to around 12 hectares, all of which is connected forming one complete piece of land. Many of the estates in the area have been chopped up and divided over time and some of the estates in the area have the inconvenience of having to pass through land of others to access their vineyards and groves. The fact that this estate is intact is a significant advantage.
The Agriturismo & Main House:
The agriturismo is composed of a six independent apartments each equipped with kitchen/diner facilites. Furthermore there are eight double bedrooms, each with en-suite bathroom. Two of the apartments are currently used by the owners and due to recent restructuring the capacity of the agriturismo is reduced to ten beds rather than the 27-30 bed space of full capacity.
Located just across the courtyard is the breakfast-dining area which also serves as a reception area for guests. This building has been beautifully restored using authentic Tuscan materials such as stone, cotto and chestnut beams. The high ceilings and abundance of natural light create an ambience much enjoyed by the guests.
Vineyards & Olive Groves
The medieval town of San Gimingnano is not only famous for its beauty and individuality, but also for the high quality terroire, from which some of Italy's best wines are produced. The white 'Vernaccia' wine was the first wine in Italy to receive the DOCG accolade in 1966. The experts say that the area is able to produce such fine wines due to the sandy-clay soil which has built up into layers over the years, combined with the gradients of the hillsides and valleys, the vines are able to lay deep roots whilst still benefiting from excellent drainage.
The wine-estate sits on its own hilltop and the vineyards slope away to the south of the property. All of the land is connected directly to the main estate. There are 7 hectares of vineyards in total ( DOCG + DOC ).
The estate also produces a very good Extra Virgin Olive Oil, from which the olives are harvested by hand from the 3.3 hectares of olive groves.
