The villa is built on two floors and has been recently fully re-furbished, for maximum comfort and striking elegance. It has both the convenience of the nearby shops and its absolute privacy nestled in its garden with the most marvellous views downhill, over the bay and anchored boats.
On the ground floor there is a living room, leading out onto covered patio area with views over the bay and, beyond, the large pool and 1,00 square metre garden. This floor also contains the kitchen area, a studio, a WC and storage space.
The upper floor contains the four bedrooms, three of which are en suite. Internally the villa is finished to high standard of luxury, cleverly combining classical elegance, such as parquet floors, with touches of modern design and bright summery colours. The house is full of light.
Its entrance gates lead to a private car parking space.
The Tuscan Maremma is still largely undiscovered, though perhaps with Florence, Volterra, Lucca and Siena dominating the scene, this is not so strange after all. It is an utterly fabulous and unspoilt region, with over 140 kilometres of wonderful coastline, boasting clean water, sandy beaches, rocky bays and pinewoods down to the water's edge.
Inland, throughout Maremma, lies what was once the glory of Etruria (500BC+), where the marvellous Etruscans built hill-top villages for protection and where today one can still enjoy lunch there or take an "aperitivo".
This area really is Tuscany by the Sea.
At the Southern end sits the Monte Argentario promontory, one of the Mediterranean's gems, only an hour and a half from Rome. This rocky promontory on the end of two sand spits reaching out from the mainland, with a population of circa 13,000, has it all. There are important sailing regattas, a championship golf course, wonderful long beaches, and five star luxury, all spanning the full 12 months of the year and with no Winter shut down.
About 50 kilometres up the coast, bordered by pine forests and nature reserves, is Castiglione della Pescaia, originally an Etruscan look-out tower for invading marauders and today a buzzing hill-top resort town by the sea, with castle and river marina, great beaches and well known restaurants. Beyond Castiglione is Punta Ala, famous for its golf course, international yachting marina and smart villas.
At the top of the Maremma is Piombino, but not before going through Follonica bay, with its miles of sandy beach, pine woods and seaside restaurants. Traditionally Piombino is the place one takes the ferry to Elba, or any of the other islands of the Tuscan archipelago.
The Argentario is surrounded by splendid beaches reachable by foot from the coastal road running round its perimeter, for which maps are available at local newsagents. These beaches are mostly in small hidden bays with pines down to the water. There are two enormous and clean, sandy beaches, both within ten minutes from each other : the Feniglia to the South of the isthmus and the Giannella to the North.
There is the choice of a free beach or if sunbeds, umbrellas and a bar are preferred, these are also available. The Feniglia for example is reachable by walking or cycling through the long strip of preserved natural parkland, running parallel to the sea, with easy access to the sand with as much or as little company as desired.
