10 bedroom House for sale with countryside view with Income Potential in Castera Verduzan, Midi-Pyrenees

899,000 EUR
773,140 GBP 970,920 USD
Wonderful opportunity to acquire two charming houses nestling in over 24 acres of glorious land with fruit trees, gardens, tennis court and 2 pools, located in a peaceful area near all amenities in Castera Verduzan.

Situated at the end of a long driveway, surrounded by lush woods and offering complete seclusion, is this stunning, fully renovated stone house. Currently serving as a vacation or rental home (a future owner would need to reapply for the necessary permissions), it has a rich history as a primary residence, retaining the authentic charm of a true family abode.

The main house, a classic masterpiece, boasts a ground floor featuring a kitchen that opens into a spacious family room and an expansive terrace shaded by ancient oaks. Additionally, there's a dining room, a living room, a large laundry room with direct garden access, a WC and a grand entrance hall adorned with a beautiful wooden staircase.

Upstairs are four generously sized bedrooms and two exquisite bathrooms with the option to use the landing for additional sleeping arrangements. The atmosphere exudes a warm and welcoming family ambience.

Adjacent to the main house, in the garden, is a fifth guest bedroom with an en-suite shower, alongside a 12m x 6m pool and its charming pool house. The current owners have seamlessly integrated the adjacent wine cellar and barns into a spacious and comfortable second home.

Connected through a lockable door, this second dwelling ensures that when family and friends gather for holidays, everyone is under the same roof. The renovated second house features a study, a TV room, and a dining area with a large fireplace and a door leading to the outdoors. The bright and airy 35m2 living room boasts large glass doors opening to the front and the terrace, overlooking the second pool. The fully equipped modern kitchen with ample storage overlooks the private pool and dining area.

Upstairs, three spacious bedrooms (22m2, 16m2, and 14m2), each with its own en-suite, open to a balcony with a view of the pool. There are also three connecting bedrooms with their respective shower rooms and an external stone staircase leading to the garden - a perfect space for children.

A sizeable outbuilding houses the pool equipment, fuel tank, boiler, and water heater (powered by solar panels on the roof), along with ample storage for lawnmowers, garden furniture, and even wine. The first floor of this building - a vast 120m2 - has been converted into a fantastic game room, an ideal space for family and friends to gather.

Set on 10 hectares of land (including approximately 2.5 hectares of woods), with a tennis court, a row of fir trees, and a small orchard, this property is a true haven of peace. It requires minimal upkeep as everything is in excellent condition.

Just 3.5 km from the nearest village, offering a bakery, general store, bar, restaurants, a primary school, and a pharmacy, this property is equally suited for full-time residency or as a vacation home. Don't miss this rare opportunity to own a slice of paradise.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
