The Argentario has two small harbour villages, from where one can take boat trips out to the Tuscan archipelago of islands - perfect for shopping, dinner or drinks.
There is also a well-known championship golf course, with excellent restaurant of its own and well equipped spa.
This is a large property, made up of 5 distinct units, although some are small, all are located in the same grounds with direct access to the sea shore.
This building is all on one level and located at the north end of the property. It is composed of a single unit, perfect as an annexe to the larger adjacent Unit 1. It consists of a studio with adjoining utility room and a small bathroom.
The annexe is reachable via external stairs and also has direct access to the sea, via an external staircase and short path.
This building is arranged over 3 levels with separate entrances.
A studio for residential use with adjoining kitchenette and a bathroom. Outside there is a balcony overlooking the sea, which also continues round the house.
Although accessible from various points, the main entrance to unit 1 is primarily from the covered internal drive, with its own trellis, that stretches the entire length of the property, from the southern border to the northern extremity.
This level is used entirely as a garage, with adjoining space either for parking or for manoeuvring cars, as may be required.
The garage, equipped with 2 wide metal doors, has room for two cars. From this garage one can also gain direct access to Units 4 and 5 through a dedicated door.
An area used for technical utilities including the central heating boiler that serves Units 1, 4 and 5.
Units 4 and 5
This is the main building in the property, spread over three floors. It sits directly on the sea shore, with its own private boat jetty, gazebo and boat storage.
reached via a staircase, and consisting of a portico with arches in masonry and stone walls, overlooking the sea. In this area is a laundry room and some storage.
Middle level: This is the main living space, consisting of kitchens with an adjoining and spacious dining area, in turn leading into the bright and airy living room, beyond which is hallway and guest bathroom. These reception rooms all benefit from big windows overlooking the sea views, and walk out directly onto a big veranda area overlooking the sea; almost an extension of the living room.
Top Floor: this houses the sleeping quarters with four en-suite bedrooms, all with dedicated, large terraces overlooking the sea below.
The building is made up of 4 distinct levels, 3 of which are dedicated to living quarters and one, on the lower floor, which is used as a warehouse for the storage of small boats.
This lower floor consists essentially of boathouse, with immediately below it a slippage and haulage facility, from which one can launch and retrieve small boats. This is comfortably next to a concrete jetty with a wooden gazebo.
The first floor has 4 good bedrooms and two 2 bathrooms, connected by a hallway.
Two of the bedrooms are facing the sea and have balconies arranged in a semicircle, while the other two face the other direction, overlooking the internal portico.
In the hallway are situated the boiler room, as well as a small external wc adjacent to a small sink and built-in cupboards.
On this floor there is also a small sauna and dedicated dipping pool.
The second floor consists of a living-dining area with adjoining kitchen.
The dining room has large windows and openings placed facing the sea, with direct access to the terrace , which in turn forms the roof of the boathouse below.
The living room therefore benefits from a terrace directly overlooking the sea and for this reason is ideal for entertainment and private events.
The third floor is directly at the level of the trellised driveway with pergola, from which there is access to the entrances to the property and all the other buildings. Here there is a studio apartment with private entrance, kitchenette, bedroom and a small bathroom.
From the bedroom there is direct access to the terrace, covering the entire width of the building facing the sea.
The Tuscan Maremma is still largely undiscovered, though perhaps with Florence, Volterra, Lucca and Siena dominating the scene, this is not so strange after all. It is an utterly fabulous and unspoilt region, with over 140 kilometres of wonderful coastline, boasting clean water, sandy beaches, rocky bays and pinewoods down to the water's edge.
Inland, throughout Maremma, lies what was once the glory of Etruria (500BC+), where the marvellous Etruscans built hill-top villages for protection and where today one can still enjoy lunch there or take an "aperitivo".
This area really is Tuscany by the Sea.
At the Southern end sits the Monte Argentario promontory, one of the Mediterranean's gems, only an hour and a half from Rome. This rocky promontory on the end of two sand spits reaching out from the mainland, with a population of circa 13,000, has it all. There are important sailing regattas, a championship golf course, wonderful long beaches, and five star luxury, all spanning the full 12 months of the year and with no Winter shut down.
About 50 kilometres up the coast, bordered by pine forests and nature reserves, is Castiglione della Pescaia, originally an Etruscan look-out tower for invading marauders and today a buzzing hill-top resort town by the sea, with castle and river marina, great beaches and well known restaurants. Beyond Castiglione is Punta Ala, famous for its golf course, international yachting marina and smart villas.
At the top of the Maremma is Piombino, but not before going through Follonica bay, with its miles of sandy beach, pine woods and seaside restaurants. Traditionally Piombino is the place one takes the ferry to Elba, or any of the other islands of the Tuscan archipelago.
The Argentario is surrounded by splendid beaches reachable by foot from the coastal road running round its perimeter, for which maps are available at local newsagents. These beaches are mostly in small hidden bays with pines down to the water. There are two enormous and clean, sandy beaches, both within ten minutes from each other : the Feniglia to the South of the isthmus and the Giannella to the North.
There is the choice of a free beach or if sunbeds, umbrellas and a bar are preferred, these are also available. The Feniglia for example is reachable by walking or cycling through the long strip of preserved natural parkland, running parallel to the sea, with easy access to the sand with as much or as little company as desired.
