Unique opportunity to acquire a rare historical 11 bedroom villa nestling in nearly an acre of beautiful landscaped gardens, while enjoying panoramic views across Lake Como from its prestigious front line location in the picturesque village of Gravedona.

Set on the western shore this exquisite property dates back to the 18th century - a truly charming residence where history, art and nature come together in a setting of exceptional beauty.

With over 1,000 m2 of internal floor space and a private botanical garden of approximately 3,500 m2, the property represents a rare opportunity for those wishing to purchase a home with a unique character and exceptional historical and architectural value.

The villa's origins date back to 1718, when it was recorded on the Teresian maps as the Oratory of the Blessed Virgin, before being transformed in 1798 by Count Guido Omboni of Milan into a refined aristocratic residence. Even today, it retains the charm of its era thanks to its beautiful frescoed vaulted ceilings, impressive fireplaces, Lombard terracotta floors and original details in ancient stone.

The interiors offer an elegant and timeless atmosphere, with reception rooms embellished with period decor, a refined drawing room featuring a Murano glass chandelier, a historic kitchen with its original fireplace, and rooms dedicated to music and reading.

The numerous windows and doors opening onto the outside also allow guests to enjoy a beautiful panoramic view of the village of Gravedona, the characteristic surrounding rooftops and the waters of Lake Como, creating a continuous dialogue between the interior spaces and the surrounding landscape.

The private garden, rich in botanical species such as camellias, azaleas, oleanders and araucarias, features picturesque walking paths, historic greenhouses, a tuff gallery and secluded corners of great charm. The panoramic terrace offers an extraordinary view of Lake
Como and Mount Legnone.

Thanks to its location, its historical significance and the versatility of its spaces, this property is ideally suited both as a prestigious private residence and as an exclusive venue for events, charming hospitality and cultural initiatives.

A rare residence on Lake Como, capable of preserving the charm of the past whilst offering a unique living experience in the heart of the Larian landscape.

Located on the north-western shore of Lake Como, Gravedona is one of the most important and lively towns in the Upper Lario area. Inhabited all year round, during the summer it becomes a popular destination for Italian and foreign tourists, particularly from Northern Europe, thanks to its strategic location, the services it offers and the beauty of the surrounding landscape.

One of the symbols of the town is the historic Palazzo Gallio, an elegant 16th century cardinal's residence overlooking the lake, which bears witness to the historical importance of the village.
Gravedona is well connected by lake to the main tourist resorts in the centre of Lario, such as Bellagio, Varenna and Menaggio, thanks to frequent public boat services and boat trips that offer the opportunity to explore the lake in an evocative way. In addition, just 2 km away
is the largest marina on Lake Como, where you can moor private boats or rent boats for unforgettable excursions on the water.

The town offers a wide range of services: shops, supermarkets, banks and one of the main hospitals in the province of Como, making it a reference point for the entire area.

Distances from Gravedona to the main towns in the area:

• Colico - 10 km (10 minutes by car)
• Como city - 50 km (about 1 hour)
• Milan - 100 km (1 hour and 30 minutes)
• Lugano (Switzerland) - 45 km (50 minutes)
St. Moritz (Switzerland) - 80 km (1 hour and 30 minutes)
Madesimo - 60 km (approximately 1 hour)
Milan airports (Malpensa, Linate, Orio al Serio) - approximately
90-100 km, all reachable in about 1 hour and 30 minutes.

Gravedona therefore offers the perfect balance between nature, culture, sport and services, and is the ideal starting point for discovering the wonders of Lake Como.

Buying Real Estate in Italy

1. Making the Offer to Purchase (Offerta)

Once you have found the property you wish to purchase you will start the process by making a formal offer to the vendor, the estate agent will act on your behalf and put forward the offer, a deposit will be made available, generally around (10,000 - 20,000 EUR). Once the vendor has accepted the offer it will be formalised in writing to the vendor in both English and Italian. If this is accepted the deposit (Caparra Confirmatoria) will be paid to the vendor. This will form a legally binding contract. Neither party may withdraw at this point, the sale can be forced by either party or a claim for damages can be made. If the purchaser withdraws their deposit will be lost, if the vendor withdraws the purchaser can claim twice the deposit in compensation.

2. Signing the Preliminary Contract (Compromesso or Contratto preliminare)

The next step will take place between 1 and 3 months after the offer has been accepted, this is a formal agreement between the vendor and purchaser to sell and buy the property, this agreement is the Preliminary Contract and will contain the conditions and terms of the sale. It is important at this stage that you have a full understanding of all the details contained in the contract. We would strongly recommend that you appoint a Notary who is fluent in English. This document will include the purchase price, a detailed description of the property including completion date and will cover any obligations placed upon the buyer and the vendor. All information relating to the property including any planning permissions for the property and the cadastral details (a public record, survey, or map of the value, extent, and ownership of land as a basis of taxation). Once the Preliminary Contract (Contratto preliminare) has been signed a further deposit (Caparra Confirmatoria) will be paid, this will generally be 10% - 20% of the purchase price. There will also be an estate agents Commission Fee (Provvigione) which will need to be paid at this point.

3. Signing the Final Deed of Sale (Rogito or Atto Notarile)

The purchaser must have a bank account in order to make the purchase on completion. The signing of the final deed of sale which will authorise the transfer of the property must be overseen by a Notary (Notaio). The buyer will select and hire the Notary, but they are members of an independent body of public/professionals who will draft the purchase deed, they will oversee the passing of the title legally from the vendor to the purchaser. The Notary will also verify the legality of the documentation and registration with the Conservatoria dei Registri Immobiliari and the Local Land Register.

4. Formalities to be observed after Completion

Foreign buyers should obtain a certified copy of the Purchase Deed (Rogito), which the Notary will have lodged with the authorities. Generally this will be available to collect around 2 – 3 weeks after completion. The Notary will also give you a form to complete for the the local authority (Questura) who will have been given formal notice of the purchase. Your Notary will help you to complete this form. You will need to contact the utilities companies to set up new contracts (power, water, telephone, gas etc.). If the property is a flat, the condominium manager (Amministratore del condominio) should be informed of change of ownership of the property.
