Absolutely exceptional Chateau with 3 guest houses, nestling in
165 acres of glorious land with lake, vineyard, mature gardens and pool, while enjoying far reaching countryside views from its peaceful location in La Bachellerie.

This desirable property is set beyond electrically operated gates. Exceptionally versatile, this remarkable estate presents a rare opportunity to bring an ambitious vision to life.

Subject to the necessary permissions, it could be ideally suited as an exclusive wedding and events venue, a prestigious retreat for artists and creatives, or a distinguished private hunting estate.

Equally, it will appeal to discerning buyers seeking an extraordinary private residence, offering an exceptional lifestyle defined by elegance, tranquillity and complete privacy.

The Chateau offers several reception rooms with doors leading to the vast sun trap terrace with views of the undulating valley below. The informal breakfast kitchen is complemented by a discreet secondary preparation area, providing extensive pantry storage and generous food preparation space. Ideally designed for effortless entertaining, it also enjoys direct access to the covered terrace, creating a seamless connection between indoor and outdoor dining.

There is a master suite on the ground floor consisting of several rooms, including a walk in wardrobe, a bathroom and a private stair access to a Jacuzzi room below, boot room and laundry area.

Follow the original stone staircase to the 1st floor where there are 5 en-suite luxury bedrooms with deep plush carpeting, travertine flooring and beautiful white porcelain fixtures throughout.

Extensive unconverted spaces offer exceptional potential to create additional bedroom suites with en-suite bathrooms, an intimate private living room, or further reception and leisure areas, allowing future owners to tailor the estate to their individual lifestyle and vision.

Follow the spiral stone stairs down to the basement where there is a unique underground swimming pool. What was formerly the "cave" is now a stunning blue lagoon with unique acoustics. A further set of steps on the other side of the pool lead to the hammam, a small fully tiled sauna room with a shower, insert seating and separate toilet area.

Glazed doors open onto the private spa terrace, while a separate doorway provides direct access back to the chateau.

The estate also includes three exceptional guest houses, each with its own private swimming pool. These independent residences feature wood-burning fireplaces, double-glazed windows, private terraces, contemporary kitchens and elegant travertine flooring throughout. The exceptional attention to detail is evident at every turn.

The estate unfolds within a landscape of exceptional natural beauty, featuring a magnificent lake with a cascading waterfall, expansive meadows, mature woodland, productive truffle oak groves and a charming vineyard.

Its extensive grounds make it particularly well suited to equestrian pursuits. A substantial barn further enhances the property, offering extensive workshop facilities together with generous garaging.

Despite its complete privacy, the estate enjoys excellent accessibility, with the international airports of Bergerac and Limoges both within easy reach, providing convenient connections to destinations across Europe and beyond.

Both grand in scale and remarkably intimate, the estate provides an unrivalled sense of privacy and security, creating a peaceful sanctuary in which to relax and unwind.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
