Absolutely exceptional 12 bedroom estate nestling in nearly 5.5 acres of glorious landscaped gardens, while enjoying breathtaking views from its idyllic waterfront location on Lake Montorfano.

The Sant'andrea Estate is situated in one of the most unique settings in the Como area: Lake Montorfano. It is on this very stretch of water that the Sant'andrea Estate stands, now a venue for weddings and receptions, a landmark for the organisation of exclusive and refined events. Built on the site of a medieval castrum, it is said that Emperor Frederick Barbarossa found refuge here. It was also a favourite destination of Prince Victor Emmanuel of Savoy.

The property is built around a paved noble courtyard, an open, symmetrical space that combines period stonework with modern comforts. The courtyard is currently used for welcome cocktails, outdoor dancing and musical entertainment. Upon entering, we are greeted
by an elegant entrance hall with exposed stonework leading to the main hall, characterised by large windows offering a panoramic view of the lake and allowing natural light to flood the space.

On this floor there is a covered veranda, ideal for hosting a large number of guests for musical entertainment and dancing. The natural elements of exposed stone and timber trusses dominate the entire structure. The floor is completed by a fully equipped kitchen and guest
facilities.

On the first floor, two elegant, finely furnished dining rooms offer cosy spaces for more intimate evenings and dinners. This room also overlooks the lake directly through large windows, where the lake interacts directly with the interior spaces, creating a magical atmosphere. On the same floor are the kitchens and guest facilities.

The 12 guest rooms are located in the east wing of the building. Each has its own en suite bathroom, beautiful cross vaulted ceilings, and many enjoy lake views. Today, they serve as accommodation for the bride and groom or guests on the night of the event.

The wonderful monumental garden dominates the entire setting. It is elegant and designed to provide the perfect backdrop for unforgettable events and moments. It features a vast, immaculately maintained lawn, surrounded by tall trees, flowerbeds and stone paths. It slopes
gently down to the very edge of Lake Montorfano, offering a breathtaking panoramic view and a magical, idyllic light created by the emerald green of the lawn and the blue of the water. Today, it is used to host the welcome drinks, outdoor buffets and the cake cutting ceremony.

The Sant'Andrea restaurant, now closed, has received significant accolades such as the Gambero Rosso's 2 Red Forks, as well as the prestigious Luogo Ameno award for the hotel.

This wonderful estate is a sound investment for those wishing to maintain or expand the already renowned business. It is also an ideal location for a prestigious residence in a unique setting.

Legend has it that the lake was formed from the tears of Mount Orfano. This mountain,
lonely and abandoned because it stood apart from the others, was finally able to see its reflection in the lake thus formed, feeling less alone.

Location Description
Montorfano is a charming hilltop town located just a few kilometers from Como, to which it is connected by an extensive public transportation network. In fact, this town lies along a route linking Como, Lecco and Erba. A village of fewer than 3,000 inhabitants in the Como Brianza region, Montorfano owes its name to the mountain overlooking it (Monte Orfano, in fact) and is bordered by the waters of the lake of the same name, which is undoubtedly the main attraction of this small village in the Como Brianza region. The lake is no more than 7 metres deep and has a perimeter of about 2.5 kilometres, fed by underground springs (and therefore relatively
unpolluted).

Montorfano offers its residents the opportunity to enjoy various sports activities such as swimming, golf at the nearby Villa d'Este course, and finally tennis and horseback riding. Its sunny location and easy access to urban centres and the airports of Orio al Serio, Malpensa, and Linate make it an attractive place to live. The Swiss city of Lugano and its regional airport can be reached in about 50 minutes by car.

Winter sports enthusiasts can reach the most famous ski resorts, including St. Moritz (CH), Madesimo, Bormio, and Livigno, in less than 3 hours by car. From Como, the Lake Como
Navigation Company offers year round boat connections to other picturesque towns around the lake, such as Cernobbio, Menaggio, Tremezzo, Bellagio.

Buying Real Estate in Italy

1. Making the Offer to Purchase (Offerta)

Once you have found the property you wish to purchase you will start the process by making a formal offer to the vendor, the estate agent will act on your behalf and put forward the offer, a deposit will be made available, generally around (10,000 - 20,000 EUR). Once the vendor has accepted the offer it will be formalised in writing to the vendor in both English and Italian. If this is accepted the deposit (Caparra Confirmatoria) will be paid to the vendor. This will form a legally binding contract. Neither party may withdraw at this point, the sale can be forced by either party or a claim for damages can be made. If the purchaser withdraws their deposit will be lost, if the vendor withdraws the purchaser can claim twice the deposit in compensation.

2. Signing the Preliminary Contract (Compromesso or Contratto preliminare)

The next step will take place between 1 and 3 months after the offer has been accepted, this is a formal agreement between the vendor and purchaser to sell and buy the property, this agreement is the Preliminary Contract and will contain the conditions and terms of the sale. It is important at this stage that you have a full understanding of all the details contained in the contract. We would strongly recommend that you appoint a Notary who is fluent in English. This document will include the purchase price, a detailed description of the property including completion date and will cover any obligations placed upon the buyer and the vendor. All information relating to the property including any planning permissions for the property and the cadastral details (a public record, survey, or map of the value, extent, and ownership of land as a basis of taxation). Once the Preliminary Contract (Contratto preliminare) has been signed a further deposit (Caparra Confirmatoria) will be paid, this will generally be 10% - 20% of the purchase price. There will also be an estate agents Commission Fee (Provvigione) which will need to be paid at this point.

3. Signing the Final Deed of Sale (Rogito or Atto Notarile)

The purchaser must have a bank account in order to make the purchase on completion. The signing of the final deed of sale which will authorise the transfer of the property must be overseen by a Notary (Notaio). The buyer will select and hire the Notary, but they are members of an independent body of public/professionals who will draft the purchase deed, they will oversee the passing of the title legally from the vendor to the purchaser. The Notary will also verify the legality of the documentation and registration with the Conservatoria dei Registri Immobiliari and the Local Land Register.

4. Formalities to be observed after Completion

Foreign buyers should obtain a certified copy of the Purchase Deed (Rogito), which the Notary will have lodged with the authorities. Generally this will be available to collect around 2 – 3 weeks after completion. The Notary will also give you a form to complete for the the local authority (Questura) who will have been given formal notice of the purchase. Your Notary will help you to complete this form. You will need to contact the utilities companies to set up new contracts (power, water, telephone, gas etc.). If the property is a flat, the condominium manager (Amministratore del condominio) should be informed of change of ownership of the property.
