Unique and exceptional historical estate of beautifully renovated properties, nestling in nearly 2 hectares of glorious land with expansive pool and gardens, located near all amenities in Angouleme.

This amazing 17th century estate, set at the foot of Angouleme's city centre and bordered by the peaceful waters of the Charente River, is a true haven of serenity, where history meets modernity in an enchanting natural setting.

The meticulous renovation, passionately overseen by its owners, has preserved the authenticity of the site while infusing it with a refined, contemporary atmosphere. Every detail has been thoughtfully designed to provide an unforgettable experience for all who enter.

The estate perfectly lends itself to dual purposes: on one hand, it's the ideal setting for a large family home, where moments of togetherness and sharing are at the heart of daily life. Its spacious interiors allow for hosting family and friends in a warm and elegant atmosphere.

On the other hand, this peaceful retreat is also perfectly suited for a flourishing event business. Its high-end facilities and idyllic environment make it a sought-after location for private or professional gatherings. Weddings, seminars, or galas-each event takes on a unique dimension here. The main house, with its 400 m2 of living space, offers luxurious and functional accommodation.

It includes a modern, fully equipped kitchen opening onto a terrace/patio, ideal for al fresco dining. Three bedrooms, each with en-suite bathrooms, ensure comfort and privacy, while the spacious living areas are bathed in calming natural light.

Additionally, the property includes a separate guest accommodation area with 8 custom-designed suites, capable of hosting up to 16 people in refined comfort, along with 3 additional bathrooms.

Two guest houses, measuring 125 m2 and 90 m2 respectively, provide five additional bedrooms, offering further possibilities for hosting.

A third house, awaiting renovation, adds another 90 m2, ideal for welcoming more guests or expanding the event business.

The 2 hectare garden, preserved and full of mature trees, borders the Charente River, offering a natural sanctuary. Its private pond and small island add a touch of magic to this enchanting setting. The beautifully maintained gardens feature quiet spots perfect for meditation or intimate conversations.

The courtyard, adorned with stunning white hydrangeas and sheltered under a Berber-style tent, provides an ideal reception area that will impress your guests.

The estate's outbuildings have been transformed into an exceptional reception space of over 200 m2. Climate-controlled, this venue can comfortably accommodate up to 150 seated guests, regardless of the season. Its modern style and practical layout, including a catering area, cloakrooms, and contemporary restrooms, make it a highly sought-after venue for the most prestigious events. This unique space is equally well-suited to dream weddings, art exhibitions, or exclusive car showrooms.

A discretely positioned infinity pool, nestled within the gardens, invites complete relaxation. Its lounging area with a bar offers stunning views of the garden and the poplar trees lining the property, creating an atmosphere of peace and tranquility.

In summary, this exceptional estate brings together all the qualities to serve both as a charming family home and a thriving event business.

A rare gem located just 5 minutes from Angouleme's city centre.

A visit is a must to seize this unique opportunity.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
