Wonderful opportunity to acquire a charming 2 bedroom fully furnished Andalusian house with tourist licence, pool and garden, enjoying scenic mountain views from its peaceful location near Periana.

This beautiful country home is in perfect condition, situated in the truly unspoilt countryside of Malaga province in a fascinating, ancient hamlet, (a small cluster of beautiful houses), in an oasis of peace and nature. The mountain hamlet is made up of a handful of fascinating, ancient cortijos surrounded by mountains and beautiful views, making this a very unique location.

The property has easy access, just 15 minutes from the town of Periana and 12 minutes to Alfarnate, and with easy access to many beautiful walks. There is no dirt track and parking is easy around the house, or in the large private garage. An arch leads into the pristine, delightful walled garden, with a built-in barbecue, mature trees (a lemon tree, pomegranate with its bright red flowers, and a quince tree) and colourful, flowering bougainvillea, as well as a delightful 4 x 3m pool.

This lovely garden is the perfect location for enjoying the outdoors and entertaining friends and family. A few shallow steps lead to the covered terrace, in an L-shape, (around 20m2), in front of the house, making the ideal location for outdoor dining.

The front door leads into a hall and living room (6 x 3m) with an open plan, modern kitchen which has been recently installed and is fully fitted and equipped (around 3 x 3m). The kitchen has its own door out onto the covered dining terrace too. From the living room, a door leads into an inner hallway, with bedroom 1 to the left (4 x 4m), and to the right, a beautiful bathroom (3 x 2m) with a large walk-in shower. Next door is a small laundry room (2 x 1m).

Between the two is the rather magnificent staircase, with stairs leading up to the second bedroom and down to the garage/workshop. Upstairs the second bedroom is very light and bright, (4 x 4m) with an en-suite bathroom (3 x 2m) with large walk-in shower, and a door out to the terrace, in an L shape, of around 15m2, with beautiful views of the rugged mountains.

Downstairs leads to the very generous garage/workshop
(around 11 x 8m) with a large sliding garage door for easy access. This space is cool and clean, and would be ideal to be used partly or entirely as a workshop, or similar. It's the ideal place for locking away a couple of cars, or motorbikes, whilst not using the house. There is also the possibility of adding a further bedroom here, should it be required.

This delightful property is ready to move into, being sold fully furnished. It has electric radiators in all rooms and a ceiling fan in the second bedroom. All electric wiring and plumbing is new. The garden is in perfect condition. So it is ready to move in and enjoy.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
