Wonderful opportunity to acquire an authentic 2 bedroom country house nestling in 2.5 acres of glorious land with gardens and pool, while enjoying far reaching panoramic lake views from its location in Periana.

Situated in the low slopes around Lake Vinuela, in stunning countryside of olive groves and surrounded by nature, and yet within easy reach of local shops and amenities (around 7 minutes' drive) and within 30 minutes of the coast, Casa Soleada is a highly desirable property, offering plenty of potential.

It is perfect for anyone wishing to be not too isolated but on their own, for maybe a couple wishing to put their own mark on a place, to let for holidays, use for their own leisure time or even move in full time and have a go at olive farming.

The house, estimated at a size of around 130 m2, is set on a beautiful plot of 10,152 m2 of land with mature olive trees, and fully fenced. A gate from the bottom of the plot allows access to a driveway, to a parking area by the side of the house.

The house has one amazing feature: its beautiful covered terrace overlooking the most breathtaking views of Lake Vinuela that one can possibly wish for, along with total privacy, and total peace and quiet. The covered terrace has an awning roof with pull-down side awnings to enclose it entirely in the winter months if required. From this lovely area, the front door leads into a large hallway (6 x 3m) which could be converted into a kitchen/dining room.

To the rear of the hallway a door leads into the current kitchen (4 x 2m) with a door to the back outside area. This could be kept as the kitchen, turned into a utility room, or even converted into a third bedroom. To the right of the hall is a door into the living room (5 x 4m) which needs some improvement (possibly change of ceiling and improvement of flooring) with large sliding glass doors out to the front and a door to the rear.

This leads into the main bedroom (5 x 4m), which also has double doors to the rear and a door into a beautiful en-suite bathroom (2.5 x 2m). To the left of the hall, a door leads into a small office area (3 x 1.5m) and to the other bedroom (5.5 x 3m) with double doors to the front of the property and also to another beautiful bathroom, (2.5 x 2m).

This slightly unusual layout follows the original footprint of the old house that used to stand on this space. There is air conditioning currently in one bedroom.

Around the back of the house is a metal staircase that leads to a fabulous look-out roof terrace, where one can contemplate the stunning views by day and the incredible display of stars on the dark country nights.

Just behind the house, a few steps up a slight hill, is the pool garden area. Here the main feature is the very unusual and extremely inviting, oval shaped pool of around 40 m2. It has been finished in rustic style with pebble features, and around it is terracing for enjoying outdoor activities, plus a working 4-seater Jacuzzi.

There is a small caravan that can be left on site and there is also a pool side working bathroom/WC which could be improved.

The property is connected to mains electricity but you will not see an electric cable here, to spoil the view, as all run under the ground. There is mains water, but additionally there is water via a well, supplying fresh, pure mountain water and the well is registered. This gorgeous property needs a little attention and improvement, inside and out but it also already has some top quality features and is totally habitable.

The house is currently beginning the process to obtain a DAFO, to update it fully on the registry and at the full asking price, the costs of the DAFO are included. The process can take a while to complete, but the property can be purchased meanwhile. A real beauty, Casa Soleada ticks many boxes for many buyers, so do not delay in registering your interest.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
