Situated on the Costa Blanca, this single-family home, set on a private 359 m2 plot, offers 135 m2 of floor space distributed over two floors. Its architectural design, originally conceived to include three bedrooms, was modified by the current owners with the aim of maximising the living space in the daytime area.
This change has resulted in a spectacular open-plan area that integrates the living room, dining room, and kitchen into a single, generously sized space, which is unusual in homes of similar characteristics.
From the main entrance, through the front porch, you enter the interior of the house, where the spaciousness and brightness of the main space immediately stand out.
The ground floor is designed as an open-plan space that promotes fluidity between rooms and allows natural light to flood in thanks to its large windows facing both the front and the rear garden.
The living-dining room, which is significantly larger than average, allows for multiple furniture configurations and areas of use, making it ideal for both entertaining and everyday family life.
The kitchen, semi-integrated but visually connected to the rest of the space, has been equipped with large countertops, functional furniture, and high-end built-in appliances, including a refrigerator, oven, microwave, dishwasher and washing machine. This environment, with ample storage and work space, meets the demands of even the most discerning users.
The space extends to the outside through large windows that lead to a rear porch and a large structural pergola, ideal for enjoying outdoor meals or shaded relaxation areas.
The plot, which can be fully utilised, offers enough space for the construction of a private swimming pool and has an indoor parking area with capacity for up to three vehicles.
On the upper floor there are two double bedrooms, both of which are large. The master bedroom includes built-in wardrobes, a full en-suite bathroom with shower and towel radiator, as well as a French balcony with open views of the Jalon valley, ensuring excellent natural light throughout the day.
The second bedroom, even more spacious, also has a built-in wardrobe and access to a private terrace with space for outdoor furniture. A second full bathroom, equipped with a bathtub and towel radiator, serves this floor.
It is equipped with double-glazed windows, roller blinds and inbuilt mosquito nets, split air conditioning in all rooms, and a pellet stove with upstairs warm air ducting fitted, ensuring a high level of thermal comfort in both summer and winter.
This property represents an exceptional opportunity for those who value interior space, light, and a layout designed to enjoy everyday life without sacrificing comfort.
Located a short distance from all essential services-restaurants, sports facilities with a swimming pool and gym, and local shops-it is an excellent option both as a primary residence and as a second home.
Alcalali is located in the heart of the Jalon Valley, surrounded by mountains and vineyards, just a 20-25 minute drive from the beach. The valley is famous for its hiking trails, cycle paths and enchanting panoramic views. It has a picturesque old town with cobbled streets, traditional houses and iconic monuments such as the medieval tower and parish church.
The region is known for its local wineries, Muscat production, honey and typical dishes such as 'putxero de polp' or Valencian paella. It is an ideal place for those seeking tranquillity, a sunny climate for most of the year and easy access to villages such as Jalon, Lliber or Benissa.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
