Unique opportunity to acquire an exquisite 2 bedroom villa nestling in
2 hectares of glorious land with pool and gardens, while enjoying panoramic sea views from its location in Binisafuliet.

This truly distinctive country house with spectacular panoramic vistas across the surrounding green rural landscape was designed by the current owner, and is full of character and personality.

One particularly remarkable feature is the incorporation of original doors sourced from a Florentine palace, adding a sense of grandeur and timeless historical charm. The high ceilings with exposed wooden beams enhance the feeling of space and rustic elegance, while the overall atmosphere of the house is warm, creative and delightfully eccentric.

The main floor features a spacious kitchen with dining area, centred around an enormous open fireplace that invites long, relaxed evenings with family and friends. To the rear is a practical pantry. The bright and generous living room opens directly onto the terrace, seamlessly connecting indoor and outdoor living while making the most of the beautiful views.

This level also includes a guest cloakroom. The principal suite is especially interesting and full of possibilities. It includes an anteroom, currently used as a bedroom but easily adaptable as a study or private sitting room, together with a double bedroom and a full bathroom. From here, an attractive staircase leads to the upper terrace and an inspiring artist's studio filled with natural light.

The lower level, with direct access to the garden, offers a magnificent multi-purpose space with endless possibilities, ideal as guest accommodation, a studio, games room, gym or creative workspace.

Every part of the property reinforces its unique character, combining charm, space and versatility within a privileged natural setting with open sea views and rolling countryside beyond. With over 550 m2 of built area, it offers outstanding development potential.

Outside, in addition to the deep covered terraces that allow year-round enjoyment of the surroundings, the property features a wonderful barbecue area, outdoor dining space and traditional wood-fired oven - perfect for entertaining and enjoying long Mediterranean lunches and dinners with family and friends. The swimming pool blends beautifully into the landscape and is accompanied by a spacious sun terrace with stunning sea views, as well as a practical changing room.

Spanning more than two hectares, the land is fully irrigated and predominantly flat, making it easy to maintain and highly usable. There is also an area of fertile soil ideal for creating a vegetable garden or productive orchard. Furthermore, the property shares a well with one neighbour.

A remarkable outdoor environment designed to fully embrace the Mediterranean lifestyle in a truly privileged setting.

Buying a Property in the Balearic Islands

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
