San Giovanni d'Asso is located 50km from Siena, the administrative centre of the county, and places of interest such as Pienza, San Quirico and Montepulciano are no more than 30km away. The nearest motorway exit is in Bettolle that is 25km and the Chiusi station, with access to Florence, Rome and Milan, is just 55km away. The seaside town of Castiglione della Pescaia is approximately and the small ski resort of Monte Amiata 60km.

The palace consists of 2 separate buildings separated by a garden. The first is composed of the basement, ground, first and second floors and attics. The cellars (591m2) located on the ground floor and basement are used for rural activities, the upper floors are used as 2 houses, 1 of 206m2 and the other of 390m2, as well as some ancillary rooms of 133 and 67m2, and the 390m2 attics.

The second property, composed of basement, ground floor, first, second and attics with a total of 780m2, but is completely ruined and therefore not habitable.

To the west, near the Castelletto, located at an altitude of 320m above sea level, is a building which dates from the early 19th Century, which houses 2 rural areas of 112 and 114m2. On the ground floor there is an area for agricultural of 348m2.

North of the Castellett, at an altitude of 320m above sea level, is a rural building, which is also of 19th Century origin, within which there are 2 rural houses of 180 and 80m2, again for agricultural. The group includes 2 separate buildings used as remittance of 165 and 70m2, located between the building called Castelletto and the agricultural building. There is also a church, of medieval origins, of approximately 78m2.

Farm A: main building of 300m2 for residential use and another adjacent outbuildings for rural functions of 190, 53, 90, 25 and 55m2. They feature a private garden of 4,200m2.

South of the palace is the farm C, which was built in the early 19th Century, it consists of a main building in part for residential purposes, about 265m2, and partly for rural use, about 330m2, and 4 outbuildings adjacent, with a total area of 750m2. The buildings are located on a unique square courtyard of 4,045m2.

To the south of the farm C is the farm D, said complex, presumably built in the early 19th Century, consists of a main building that houses 2 homes respectively of 235 and 122m2 and some rural outbuildings of 145, 75, 67, 30, 70 and 23m2. The buildings are located on a unique square courtyard. 4,340m2.

Land:
The property includes, in addition to the land of individual farms, about 230 hectares of arable land. Divided mainly into arable land, forest and vineyard with the possibility of new vines on 40 hectares of land.

This estate including the palace and the other buildings could be used, thanks to its extent and its architectural value,as a high-quality home, hotel or gites or farming business. Once the necessary updating has been carried out, it is also ideal as a family who wish to move to a quiet area and undertake rural activities, or simply to live in the quiet Tuscan countryside.

Buying Real Estate in Italy

1. Making the Offer to Purchase (Offerta)

Once you have found the property you wish to purchase you will start the process by making a formal offer to the vendor, the estate agent will act on your behalf and put forward the offer, a deposit will be made available, generally around (10,000 - 20,000 EUR). Once the vendor has accepted the offer it will be formalised in writing to the vendor in both English and Italian. If this is accepted the deposit (Caparra Confirmatoria) will be paid to the vendor. This will form a legally binding contract. Neither party may withdraw at this point, the sale can be forced by either party or a claim for damages can be made. If the purchaser withdraws their deposit will be lost, if the vendor withdraws the purchaser can claim twice the deposit in compensation.

2. Signing the Preliminary Contract (Compromesso or Contratto preliminare)

The next step will take place between 1 and 3 months after the offer has been accepted, this is a formal agreement between the vendor and purchaser to sell and buy the property, this agreement is the Preliminary Contract and will contain the conditions and terms of the sale. It is important at this stage that you have a full understanding of all the details contained in the contract. We would strongly recommend that you appoint a Notary who is fluent in English. This document will include the purchase price, a detailed description of the property including completion date and will cover any obligations placed upon the buyer and the vendor. All information relating to the property including any planning permissions for the property and the cadastral details (a public record, survey, or map of the value, extent, and ownership of land as a basis of taxation). Once the Preliminary Contract (Contratto preliminare) has been signed a further deposit (Caparra Confirmatoria) will be paid, this will generally be 10% - 20% of the purchase price. There will also be an estate agents Commission Fee (Provvigione) which will need to be paid at this point.

3. Signing the Final Deed of Sale (Rogito or Atto Notarile)

The purchaser must have a bank account in order to make the purchase on completion. The signing of the final deed of sale which will authorise the transfer of the property must be overseen by a Notary (Notaio). The buyer will select and hire the Notary, but they are members of an independent body of public/professionals who will draft the purchase deed, they will oversee the passing of the title legally from the vendor to the purchaser. The Notary will also verify the legality of the documentation and registration with the Conservatoria dei Registri Immobiliari and the Local Land Register.

4. Formalities to be observed after Completion

Foreign buyers should obtain a certified copy of the Purchase Deed (Rogito), which the Notary will have lodged with the authorities. Generally this will be available to collect around 2 – 3 weeks after completion. The Notary will also give you a form to complete for the the local authority (Questura) who will have been given formal notice of the purchase. Your Notary will help you to complete this form. You will need to contact the utilities companies to set up new contracts (power, water, telephone, gas etc.). If the property is a flat, the condominium manager (Amministratore del condominio) should be informed of change of ownership of the property.
