Beautiful 3 bedroom Apartment for sale with sea view in Biarritz, Aquitaine

2,100,000 EUR
1,806,000 GBP 2,268,000 USD
This superb apartment in Biarritz is located in a most prestigious building, part of the Residence Regina which is a most sought after residence. The apartment comes with huge potential as it can be subdivided into 3 or more different units for rental or any other possibilities.

This apartment has 7 rooms and comes with 220m2 of living space with an astounding ten double French windows all facing the sea with unobstructed views; the views of the lighthouse, the ocean and the Pyrenees are simply stunning.

This apartment is called "the most beautiful apartment in France" not only because it is beautiful and impressive, but because it is located facing the sea shore and the most famous lighthouse in France, the lighthouse of Biarritz. It has a direct, uninterrupted view of the Atlantic ocean and the beaches, with a view of the Pyrenees mountains and the beaches of Spain to the south.

The apartment is located in the building of the 5-star Hotel Regina, which is an historical building, with a beautiful lobby and Atrium. This building was built in 1902 and is considered to be one of the most beautiful in France. The apartment has 3 entrances and includes 3 bathrooms and 5 WCs. The double salon and TV room open up onto the master bedroom and dining room if an expansive open space is desired. Further to the master bedroom suite there are two guest bedrooms and an independent studio suite. The salon features a "rotonde" and the apartment opens onto an internal balcony overlooking the hotel lobby. It is the only apartment in the building with this size and configuration.

The independent studio suite is like a small one room apartment with its own entrance, kitchenette and wash room that can be converted to another bedroom, an office or any other configuration.

The property described above is being sold with :

- 3 outdoor parking spaces in the private parking area (there is a severe shortage of parking space as the hotel is very popular).

- Three basement storage rooms (caves). The largest cave is 45m2. It has running water, sewage, and electricity. It can suitable to convert into a living space upon obtaining the proper planning permission from the local municipality (Mairie).

The Residence Regina is just a few minutes walk from the town center of Biarritz, which features the world famous Art Deco casino, a modern spa with all the facilities and luxury shopping. Just behind the Regina building is one of the largest and most beautiful golf courses in France.

Biarritz airport is approximately 15 minutes drive and it has a long landing strip for big commercial jets and facilities for private jets services and VIP services. Other well developed leisure activities include horse riding and surfing. There is an historic fishing port in Biarritz and a port for private yachts a few kilometers to the north. There are many bars and restaurants in both these ports.

Besides the traditional Catholic church services there is a Russian Orthodox church founded by the Russian Tsar and also an ancient synagogue that holds regular services.

Additionally, Biarritz is very close to Spain, and all the picturesque Basque villages in between, such as the famous Saint Jean de Luz, Hendaye, Espelette, Hondaribbia etc.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
