This is one of several, well established, productive plantations located in the countryside of Trapiche (north of Velez-Malaga) within a private, gated location, accessed only by only four plantation owners with properties within the community, making it very safe and private.
The communal access gate (remote control operated), leads to a track that winds its way past several productive 'fincas' to this 5 acre estate. Here, a private gate leads onto the land, with the main house immediately to the right and incredible, panoramic country and mountain views to the left.
Behind the main house is a large round water deposit holding around 200,000L supplied from two private wells and water from the Vinuela reservoir.
The finca has ample water from its wells, one of which also supplies water to the house.
The main house has a large terrace (40m2) which is ideal for outdoor living, and for enjoying the wonderful views.
The front door leads into a spacious living and dining room which is open plan to the kitchen, total space around 13 x 4m, with a corner fireplace.
A central arch to the rear leads to a short passage to the three spacious bedrooms (5 x 3.5m, 4 x 3.5m and 5 x 3m) and a large bathroom (4 x 3m).
Steps to the outside of the house lead up to a large roof terrace over the entire house, with fabulous views.
Next to the main house, about 20 metres away, is the second house and a barn, consisting of a number of rooms and store rooms, currently entirely used as storage of fruit and farm equipment, but with the potential to be converted into a second house (registered as a house). The approximate size is around 134m2 on one level.
The rest of the property consists of around 3000 productive mango trees, currently producing around 50,000kgs of fruit per annum (yearly production varies).
There are also a few avocado trees, fig trees, caquis and lemon trees.
This beautiful property is ideal for anyone looking to be in a quiet and private location, and yet near to the coast and 'civilisation', to start a new agricultural lifestyle and learn to become a mango farmer, perhaps combined with a separate rental cottage to rent to tourists enthusiastic to pull up their sleeves and help with mango picking in the Autumn.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
