Luxury 3 bedroom villa in a new and desirable gated development in Aldeia de Juzo, on the quiet hillside between Guincho and Birre, perfect for those looking for villas for sale in Cascais.

This new-build property sits in a private plot of 229m2 and comes with a pool, minutes from the beach yet clear of the urban strip.

The scheme is organised around two house types, terraced villas with three en-suite bedrooms and detached villas with four, and all with underground parking.
The upper level is left free of traffic, with tree-lined paths, planted grounds and a central lake framing the houses.

The architecture is contemporary and restrained, and includes a simple idea: that there should be no step between the inside and the garden.

The living areas open onto the pool on the same level, greenery climbs the facades and spills from planted balconies, and the bedrooms withdraw to the floor above, their light filtered through timber louvres.

For a buyer treating this as an investment, Aldeia de Juzo makes its own case: it is one of the areas where new-build housing with land and a pool is structurally scarce, in a municipality whose demand is largely international and little exposed to the domestic cycle.
It suits permanent residence for families settling on the coast and long lets to relocating executives.

This property sits on a 229m2 plot and runs to 327m2 of gross private area.
The 37m2 living room and the 18m2 kitchen share the entrance floor, both facing the garden.
Outside, 221m2 are given over to the pool, a 19m2 m terrace level with the living room and a 9m2 patio.
The three en-suite bedrooms are upstairs: the principal one of 21m2 with a balcony, a second of 12m2, a third of 11m2, each with its own 14m2 balcony.
A 77m2 garage and the 23m2 multi-purpose room occupy the basement.

The A energy rating is not a badge: it comes from underfloor heating, a heat pump and photovoltaic generation for self-consumption, and it reads through to low monthly running costs and to a more liquid asset on resale.

The format of the development is a good second argument.
With all parking below ground, the upper level carries no traffic: the internal streets are footpaths, the lake and gardens are what the houses look onto, and children can move around without constant supervision. That filters demand, particularly among foreign families comparing this with open developments.
There is a multi-purpose room beside the garage, which houses of this size rarely have: cinema room, wine store, study or private gym, without taking space from the living areas. It is the room that changes how the house can be used over the years.

Aldeia de Juzo sits between the Sintra-Cascais Natural Park and the Guincho sea front, a few minutes from the beach and directly connected to the coast road network.
It is an established residential area against the edge of protected land, where new-build with its own plot and pool comes up rarely.

The buyer profile is largely international and in permanent residence. Demand holds steady through the year, without the seasonality of second-home areas.

Buying a Property in Portugal

1. Signing a Letter of Intent

On finding a property you wish to purchase, your agent will draw up a 'Letter of Intent, this will be signed by both parties, vendor and buyer. Copies of this will be given to the legal representatives of both parties and will be used in preparing the Promissory Contract. Included in this letter will be the price, what is included in the sale, furnishings etc. and any conditions of the sale plus the dates for both exchange and completion.

2. Exchange of Promissary Contract (Contrato Promessa de Compra e Venda)

The buyers lawyers are responsible for drawing up the promissory contract (Contrato Promessa de Compra e Venda) and as part of the process they will have carried out the legal searches and made sure that there are no charges, e.g. utilities, property tax etc. against the property. The contract will contain details of both parties and include clear title of ownership, when payments are due to be made, the completion date and an inventory, if required. The Promissory Contract is legally binding and will generally be signed by both parties and witnessed by a notary/lawyer. The contract will include penalty clauses in case either party does not fulfill the terms of the contract. A 10%, non-refundable deposit is required at this point, this will be paid to the vendor, through the lawyer's client account. Once the contract has been signed, if the vendor pulls out of the contract, they will be obliged to pay back double the deposit to the purchaser. If the purchaser pulls out, they will lose their deposit.

3. On Completion

The amount of time between signing the Promissary Contract and Completion will vary and will have been agreed in the contract. Before Completion your lawyer will need to arrange with a fiscal representative for you to obtain a Portuguese Fiscal Number. The official Deed of Transfer of ownership (the Escritura) will be signed by you (or someone representing you with your Power of Attorney), this is signed at the Notary and they will retain the document. The Deed will be read aloud by the Notary before all participants sign it. Your lawyer will need to check to ensure that you understand what is being said if you do not understand Portugese. The Escritura, once it has been signed, will officially give you ownership of the property, but will still need to be registered in your name on the Land Registry (Registo Predial) by your lawyer. Your lawyer should obtain a copy of this for your records. Once you have completed, the new utility contracts can be transferred into your name by your lawyer.
