An unusual and most appealing rustic property with a charming and private garden in the hamlet of Los Ventorro with its two excellent bar/restaurants and a very good neighbourly community in the heart of the mountains.

This 195m2 property is spread over 2 floors and is very unusual, with elegance, charm and a beautiful and very private garden.

Situated in the friendly little hamlet of Los Ventorros, This is one of the prettiest and most beautifully renovated properties in the community.
It dates from 1960 and is full of charm, character and many beautiful details.
On the floor with street access, the front door leads into a lovely, open plan living area, with a beautiful, fully fitted kitchen to the left, with its original fireplace panel, and a living/dining area to the centre and right (area totals around 10.5 x 3m including staircase. Central to the room is a short passage leading from this area to a delightful terrace, (4.5 x 3m) overlooking the garden below and looking across to lovely country views. To the rear of the kitchen area is a door to bedroom 1 (3.5 x 3m) with a window over the views and an en-suite shower room of 1.5 x 2m.
On the other side, accessed from the living/dining area is bedroom 2, a similar size, also with access to its own en-suite shower room of 1.5 x 3m, and a window over the views.
A wide, open staircase leads down to the lower ground floor, once a garage and workshop but today it consists of a large open plan area with a second, beautiful kitchen (4 x 3m) and a spacious, elegant living area with a wood burner fireplace, high ceilings beams in the kitchen, and large glass doors opening onto the garden.
There is also a separate WC on this level, plus bedroom 3 (3 x 1.5m) which has a shower unit and separate wash basin. This sweet little room is one of the prettiest, quite adorable with a large, arched wooden door that leads directly out in the garden.

It would be possible to section off the lower ground floor and make an entrance from the garden to a rear access path, to let it as a separate unit, if required.

The garden is a beautiful little space, full of flowers and mature plants, with dappled shade and the glimpse of the beautiful country views beyond. Hidden away in the corner is a very lovely patio, ideal for outdoor dining and entertaining, with total privacy.

The house has mains water, mains electricity and mains drainage, plus a small septic tank for the lower ground floor kitchen.

This delightful house, full of character and its own soul, isavailable for at a very reasonable price.
This is a delightful mountain community with charm, fresh mountain air and plenty of beautiful walks, perfect for an evening drink in the local bar.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
