3 bedroom Villa for sale with countryside view in Benamargosa, Andalucia

210,000 EUR
180,600 GBP 226,800 USD
Charming 100 year old detached country cottage with local history and bursting with character, set within a pretty garden, plus a separate 1 bedroom guest casita.

This beautiful old house is bursting with original character and charm and is ideally situated within a quiet setting just outside a country hamlet and not far from the village of Benamargosa. The location is as charming and quirky as the house itself.

Access is via a little path, past the picturesque neighbouring cottages, to the garden. The main house has a simply delightful terrace area, part covered, and used every day of the year, practically, as the outside living space, lending itself quite naturally to outdoor dining, relaxing and living in general. Next to it is the inviting little splash pool, with a little waterfall feature and filter system, set in the rock and very picturesque. The terrace/patio area has a barbecue, built-in seating and has ample space for tables and chairs, etc. It is very pretty and very peaceful and private.

At the far end of the terrace, a few steps lead up to the front door of the main house, on 2 floors, with a reception room (could be used as a bedroom), long kitchen (fully fitted), a dining room with a high atrium ceiling and a door out to the terrace. Living room, utility room and bathroom on the ground floor.

Upstairs are 2 bedrooms.

The guest house has a bread oven in the doorway, bathroom, a kitchen/dining room, living room and a bedroom on an upper level.

Both houses have plenty of original charm, beams, original floors, thick walls and traditional windows.

Above the main house is a roof terrace with delightful views over the countryside.

From the main front terrace, there is a a short path leading to the main garden area, a delightful space, ideal for all types of outdoor living activities, and with natural shade from various trees including a lemon tree. It is a beautiful, 'nostalgic' area and completely surrounded by avocado orchards.

The word that springs to mind with Casa Adelina is 'enchanting'.

The building is around 156m2 (bear in mind the walls are 1m thick in places.) and the plot around the house is an additional 197m2. Interesting to note that there was once a doorway from the main house front terrace to the upstairs bedroom of the guest cottage that could potentially be reopened, and part of the guest house roof could potentially be converted into extra terracing. The house has a parking space along a concrete road, just behind the house, with access to the property, in addition to access along the grassy path down to the track.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
