This superb property is spread over four levels connected by a lift, offering a carefully crafted combination of contemporary design and comfort.

The main entrance is located on the top floor, where the parking area is partially covered by a tensioned sail.

From here, the lift leads comfortably to the different floors of the house.

On the lower level is the sleeping area, with bedrooms, one of which is en suite, opening onto private terraces. All rooms enjoy abundant natural light and open views, providing a constant feeling of spaciousness and tranquillity.

The main floor is dedicated to the common areas. A large open space connects the living room, dining room and kitchen with an island, which connects directly to a large outdoor terrace. Thanks to the floor-to-ceiling windows, the interior blends into the landscape, and the frontline infinity pool becomes a central element both visually and functionally, with direct views of the Penon de Ifach.

On the lowest floor, a covered porch gives access to the most private outdoor areas of the house, perfect for unwinding in a more secluded setting.

The materials and finishes have been carefully selected. The bathrooms combine large-format tiles with decorative walls and designer backlit mirrors.

The fully equipped kitchen features an elegant combination of white and tall oak cabinets, with a sink, taps and Siemens appliances in black.

In terms of equipment, the house incorporates modern solutions for greater energy savings and comfort: photovoltaic panels, an electric car charging point, air conditioning and hot water via a Mitsubishi Electric heat pump, mechanical ventilation with heat recovery, underfloor heating and a home automation system that allows remote control of the house.

A villa designed to enjoy the Mediterranean lifestyle, with spacious rooms, open to the landscape, and every detail taken care of to the utmost.

Located between the well-known towns of Javea and Moraira, Benitachell combines the best of both worlds: the calm of a traditional residential environment and proximity to two of the most desirable destinations on the Costa Blanca. This small Alicante village, with its agricultural origins and Mediterranean soul, has managed to preserve its authenticity while offering modern services and an excellent quality of life. Thanks to its elevated position, many of its homes enjoy spectacular views of the sea, the cliffs and the vineyards surrounding the municipality.

The Cumbre del Sol area, in particular, is known for its direct access to crystal-clear coves such as Cala Moraig, perfect for swimming, diving or simply unwinding in a unique natural environment. From Benitachell, you can reach the beaches, marinas and restaurants of Moraira, a charming coastal town with a relaxed atmosphere, or Javea, with its cultural offerings, historic centre and varied cuisine, in just a few minutes by car.

It is also well connected to other towns such as Calpe, Altea and Denia, making it an ideal starting point for exploring the richness of the Alicante coastline. In short, Benitachell is the perfect choice for those looking to live in a peaceful environment surrounded by nature, but without sacrificing proximity to services, beaches and lively towns. A location that allows you to enjoy the Mediterranean from a more serene and authentic perspective.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
