Modern 3 bedroom Villa for sale with countryside view in Riogordo, Andalucia

390,000 EUR
335,400 GBP 421,200 USD
Set in nearly 4 acres of land with fruit trees is this new modern
3 bedroom single storey house located in a peaceful area near Riogordo.

Currently 2/3 bedrooms, with the potential of being 5, this open plan, stylish property enjoys excellent access and is on one level plus a large loft, with plenty of space for a beautiful above ground pool and ample grounds with fruit trees, all within 6 minutes of Riogordo and easy access (no dirt track).

Situated in the beautiful countryside around Riogordo and close to the village and the main road, but set well back for total peace and privacy, this delightful country house has no near neighbours, excellent, useable land, and plenty of scope as a family, retirement or holiday home.

The property is located along a country lane, with just a short dirt track of a few metres to reach the gated entrance to the grounds. A large section of the immediate gardens around the house are fenced, but the land goes beyond the fencing, with many fruit trees including fig, apricot and, of course, olives and almonds.

The owners have also recently planted many baby oak and carob trees. It would also be ideal for animals and horses.

The house has ample parking and an area that would be ideal for a smart, stylish above ground pool. The front door leads from a covered porch area into the main open plan living space. This consists of around 40m2 of living room and dining room area, with high ceilings, and a centrally located woodburner, plus the kitchen (around 20m2).

There are two double bedrooms (around 10m2 each) and one with a large, beautiful en-suite bathroom (3 x 2m) plus a family bathroom with shower unit (2 x 2m). There is also a useful store room (2 x 2m), an area that would easily make a third, smaller bedroom, and a door to the garage (5 x 3m).

The garage could also be divided in half to make an additional bedroom on ground level, whilst still allowing space for one car.

A wide set of stairs in one corner lead up to the loft area, with a sloping roof, but high enough to make an additional 1 to 2 bedrooms, each with their own bathrooms, should anyone wish to convert the upstairs space.

This delightful country house is finished, minus a few details, allowing the new owners to alter, decorate and furnish to their own taste.

The paperwork is currently being updated and is sold with a DAFO certificate.

The property has mains water, mains electricity, own well water for irrigation, an irrigation system and outdoor electricity/lighting.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
