Located along a country lane and with no dirt track, this 140m2 cortijo is ideal for permanent living, holiday rentals or occasional use.
A lower driveway leads to a covered car port, with gardens around and steps leading up to a semi circular terrace area at the entrance to the house, an area which also has pedestrian access from the road.
The views surrounding this property are truly spectacular in all directions. The 933m2 of gardens and terraces feature different areas and a beautiful place for outdoor living and enjoyment with the emphasis being on aesthetics, countryside, and comfort.
A lovely Jacuzzi adds a touch of luxury and relaxation, and is a wonderful extra to be enjoyed all year round, especially at night under a blanket of bright stars and pretty garden lights.
To the front/side of the house is a triangular paved patio area with a door to the boiler house and the side store room/side access to the house. The pretty gardens are planted with mature trees and flowering shrubs and bushes, and a good sized garden shed, and beyond, just almond and olive groves and mountains upon mountains into the distance.
A lower area to one side would also make the perfect place for an above ground pool, should it be required, such that one could walk straight into the pool from terrace level.
The property is accessed via a covered porch, into the main living room area with a cast iron log burner set into the fireplace and a beamed ceiling.
A partition wall with arches at either end divides the living room from the kitchen.
The kitchen is fully fitted and in perfect condition.
An archway leads from here into an inner hallway with steps to the upstairs level, and at the far end, into the downstairs bathroom with a double sized walk-in shower with glass panels.
There is a also a door in the hallway to a store room and a passage to the outside via an external door.
The hallway also leads to the downstairs bedroom, and steps from within this room lead up to a spare bedroom.
The stair reach the upstairs landing, covering a similar area to the downstairs inner hallway. A door from here leads into the upstairs bedroom, which is 4.1 x 3.2m and has an arch leading into the en-suite shower room (2.6 x 1m).
At the end of the landing, a door leads into the upstairs living room, with glass panels bringing in plenty of natural light and the views, and leading out onto a lovely terrace of around 20m2. The views from here are even more magnificent. This is a wonderful area to relax in, read a book, or entertain guests. It could even be used to double up as a spare bedroom in Summer.
The house has hot/cold air conditioning in all rooms.
There is a country bar and restaurant within just a short walk of this lovely rural property.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
