Luxury 3 bedroom Villa for sale with sea view and panoramic view views in Vila do Bispo, Algarve

985,000 EUR
847,100 GBP 1,063,800 USD
Beautifully appointed 3 bedroom villa, which has been built in a traditional Portuguese style, beautifully tucked away on a hillside within the highly sought after Saint Antonio Golf resort, in an elevated south-west position with gorgeous sweeping views over the golf course towards the sea.

Entering the villa, a separate hall leads to the main living areas. Firstly to the dining room with large sunny windows and beautiful views. The living room is to the right off the dining area, and has a wood burning fireplace and direct access to a covered terrace, perfect for taking in the stunning sunsets. A large modern style kitchen is to the left of the dining area, and is a cook's delight. Plenty of space for meal preparation, all with fitted appliances including wine fridge, and many storage cupboards. The large island makes this space a great social spot during those special times with family & friends. Access to another terrace immediately off the kitchen has a barbecue area complete with gas barbecue and wash basin, and space for a large table and chairs for outdoor entertaining.

A curved stairway leads down to the 3 beautifully decorated en-suite bedrooms, all of which have access to their own terrace areas, fitted wardrobes and of course views of the pool, garden and golf course. The master bathroom is particularly spacious, and there is a proposal to modernise it (quote is available on request).

The amazing south-west orientation of the villa means there is sun on the pool and terraces all afternoon until sunset. The garden is tiered, in keeping with the natural terrain and installed with automatic irrigation. Additional access along the garden via 2 pebbled paths on each side of the plot leads to all areas of the garden, and is planted with Mediterranean foliage and some grassy areas, all easy to maintain. The infinity pool is fitted with an electric cover, also has a heat pump and a sand filter system. Mosaic tiling has been replaced in recent years.

Additional features of this special property include air conditioning throughout, guest wash room in the entrance hall, and a garage with space enough for a large SUV type vehicle. The garage (also with beautiful views) could be converted for example, into a gym or studio. The electric water heater is located in an exterior housing, that has some storage.

Attached to the house there is a small exterior under-stair storage area, as well as a very large store room that could also be converted into an office or further sleeping accommodation. A quote for the storage conversion is available on request.

In the area, are of course the facilities of St. Antonio. Not only the golf, but there is access to a communal pool, and the club house is the meeting point of this popular golf course. Discounts on golf are available to owners, and spa facilities are conveniently on site for an after-golf massage or manicure.

The popular village of Salema is only minutes down the road, with a beautiful beach and many trendy restaurants and bars dotted around. Don't miss the many special events going on, including a summer jazz festival that's not to be missed.

Budens is the nearest local town and has a substantial supermarket and a more eating options. Just a few minutes further in Vila do Bispo are some larger shops and services on offer, and alternatively Lagos is only a 15 minute drive away.

This property is in immaculate condition, with very good areas that flow well, and endless stunning views.

Buying a Property in Portugal

1. Signing a Letter of Intent

On finding a property you wish to purchase, your agent will draw up a 'Letter of Intent, this will be signed by both parties, vendor and buyer. Copies of this will be given to the legal representatives of both parties and will be used in preparing the Promissory Contract. Included in this letter will be the price, what is included in the sale, furnishings etc. and any conditions of the sale plus the dates for both exchange and completion.

2. Exchange of Promissary Contract (Contrato Promessa de Compra e Venda)

The buyers lawyers are responsible for drawing up the promissory contract (Contrato Promessa de Compra e Venda) and as part of the process they will have carried out the legal searches and made sure that there are no charges, e.g. utilities, property tax etc. against the property. The contract will contain details of both parties and include clear title of ownership, when payments are due to be made, the completion date and an inventory, if required. The Promissory Contract is legally binding and will generally be signed by both parties and witnessed by a notary/lawyer. The contract will include penalty clauses in case either party does not fulfill the terms of the contract. A 10%, non-refundable deposit is required at this point, this will be paid to the vendor, through the lawyer's client account. Once the contract has been signed, if the vendor pulls out of the contract, they will be obliged to pay back double the deposit to the purchaser. If the purchaser pulls out, they will lose their deposit.

3. On Completion

The amount of time between signing the Promissary Contract and Completion will vary and will have been agreed in the contract. Before Completion your lawyer will need to arrange with a fiscal representative for you to obtain a Portuguese Fiscal Number. The official Deed of Transfer of ownership (the Escritura) will be signed by you (or someone representing you with your Power of Attorney), this is signed at the Notary and they will retain the document. The Deed will be read aloud by the Notary before all participants sign it. Your lawyer will need to check to ensure that you understand what is being said if you do not understand Portugese. The Escritura, once it has been signed, will officially give you ownership of the property, but will still need to be registered in your name on the Land Registry (Registo Predial) by your lawyer. Your lawyer should obtain a copy of this for your records. Once you have completed, the new utility contracts can be transferred into your name by your lawyer.
