Renovated 4 bedroom House for sale in Carcassonne, Languedoc-Roussillon

425,000 EUR
325,940 GBP 405,530 USD
Super 4 bedroom property, beautifully presented and newly renovated with a large private courtyard-style garden - a perfect low maintenance outdoor entertaining area of 250m2 overlooked and sheltered by its own row of outbuildings with an above ground pool.

Full of character features the property comes with living space of 193m2. The ground floor is made up of a spacious living room to one side which leads to a utility room and a door out to a barn. To the other side is a rustic farmhouse style kitchen/dining area with a large feature fireplace, plenty of surfaces and storage as well as a double sink overlooking the garden.
Up an elegant staircase on the first floor with its gorgeous wood flooring are two spacious, high-ceilinged bedrooms - one comes with an en-suite bathroom. An additional well renovated and attractive bathroom with roll-top bath and large walk in is just adjacent to the other bedroom and also serves the two bedrooms upstairs.
The second floor is a converted attic space which has been transformed into two equally large bedrooms with multiple skylights providing plenty of natural light throughout. One of the bedrooms features an attractive bath.

The property is South facing with a barn attached that has been partly renovated and could be a project for someone to extend further the property with ease - with doors already in place to join the house on each floor. (subject to necessary permissions)

Outside are a further two storage areas, ripe for conversion with views overlooking the Pyrenees and garage space.

For anyone who is a really keen gardener, the property also comes with a 462 m2 vegetable garden just further up the lane. The village is located less than half an hour to the nearest international airport at Carcassonne and less than an hour to Toulouse.

The house is wonderfully positioned for all sorts of activities with the Black Mountains in one direction and the Pyrenees in the other as well the Mediterranean all within easy reach.
The UNESCO World heritage site of Carcassonne is 30 minutes away; the nearest town with supermarkets and all amenities is just 10 minutes away.

The property enjoys underfloor heating, radiators and a wood burner set in a beautiful fireplace surround.
All of the renovation has been done to a high standard.
The adjacent connected barn has already been prepared for further renovation if you wanted to expand the space and most of the hard work has already been done.

An ideal holiday home or destination for someone looking for a good quality of life.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
