Superb and tastefully renovated 4 bedroom farmhouse with pool and fabulous views in a beautiful setting overlooking the stunning Marche countryside with a classic hill-town nearby.

This is a highly desirable and competitively priced property, located just outside Mogliano which includes a splendid outdoor veranda as well a 4-season veranda section that is nearly all glass and is full of light with fabulous views. Set in over half an acre of land, there are views of endless rolling hills, sunflower fields, green and amber colours and big blue skies.

This is a 3-4 bedroom, 3-bathroom restored farmhouse of around 177m2. Its brick exterior has been renovated and immaculately repointed. It's the classic exterior for farmhouses in the Mogliano area.
It sits on a plot of 2,050m2 and is around 5 minutes from the town. It also has a small plunge pool, a pizza oven and attractive grounds.
In 2019-2020 it underwent a major seismic upgrade. This included structural work, steel reinforcements and resin-based wall injections, among other advanced techniques for earthquake resistance. All of this work is fully certified and documented and will be handed over to the new owners for their files. Such things one rarely sees or thinks about, but they are fundamental the safety and performance of a building in Italy.

Its layout is pleasant and very functional. The ground floor features a main living/dining area, with a fireplace, and, some impressive vaulted ceilings with old iron and cotto tiles. From this space there is direct access to the bright and sunny veranda. It's a great 4-season space that can serve any number of uses, from extra bedroom space, to a formal dining or living room, to just simply a veranda.
Also on this floor is the simple, basic kitchen.
There is a bathroom that doubles as a laundry room. There is a "cantina" section of the house which has some original exposed brick walls and a three panel French door. This is a great multi-use space that can be an office, a bedroom, a quiet living room space, etc
Upstairs the open staircase leads to a big landing which could be used as a bedroom space (one of the multiple options for getting a 3rd or 4th bedroom). To one side of the landing is a guest bedroom, with en-suite bathroom. To the other is a big master bedroom, also with an en-suite bathroom plus a walk-in wardrobe.
This entire floor has impressive impressive beamed ceilings.

The entire house has air conditioning, a rarity in Italy. It also has underfloor heating, also a rarity for houses in this price range.
The windows are all double-glazed.
The heating system is a dual system that can run on gas or wood, or both.
High speed broadband internet is available for the house.

The plot is a manageable 2,050m2 ideal for space and privacy but not needing a lot of time or money maintaining a big plot.
The plot is flat, with a section that slopes down to the property line, creating an infinity effect.
The orientation is south-facing.

The property, candidly, could use some basic landscaping to bring out its full potential. The views are gorgeous. Rolling, expansive, endless.
There is authorisation to install a pergola at the front of the house if desired. There is also a small pool, ideal for cooling off, taking some sun and enjoying a poolside nap or aperitivo.

There is also a utility building of around 30m2. and a wood-store. Access via a town-maintained white road to the driveway via a wrought-iron gate.
Just 5 minutes from the classic hill-town of Mogliano with shops and services.
Mogliano is known for its festivals and events and there are numerous places to eat in and around the town.

Another benefit of a property located in Mogliano is the ease with which you can reach all there is to see, sample and sip in Le Marche.
The La Murola vineyards are 5 minutes outside town.
Lively, neighbouring hill-towns of Loro Piceno and Petriolo are just minutes away.
10 minutes from the ss77 Superstrada to the coast in 25 minutes, the capital city of Macerata in 15 and Umbria in under an hour.

This also makes the house a terrifically attractive rental property or AirBnB

Buying Real Estate in Italy

1. Making the Offer to Purchase (Offerta)

Once you have found the property you wish to purchase you will start the process by making a formal offer to the vendor, the estate agent will act on your behalf and put forward the offer, a deposit will be made available, generally around (10,000 - 20,000 EUR). Once the vendor has accepted the offer it will be formalised in writing to the vendor in both English and Italian. If this is accepted the deposit (Caparra Confirmatoria) will be paid to the vendor. This will form a legally binding contract. Neither party may withdraw at this point, the sale can be forced by either party or a claim for damages can be made. If the purchaser withdraws their deposit will be lost, if the vendor withdraws the purchaser can claim twice the deposit in compensation.

2. Signing the Preliminary Contract (Compromesso or Contratto preliminare)

The next step will take place between 1 and 3 months after the offer has been accepted, this is a formal agreement between the vendor and purchaser to sell and buy the property, this agreement is the Preliminary Contract and will contain the conditions and terms of the sale. It is important at this stage that you have a full understanding of all the details contained in the contract. We would strongly recommend that you appoint a Notary who is fluent in English. This document will include the purchase price, a detailed description of the property including completion date and will cover any obligations placed upon the buyer and the vendor. All information relating to the property including any planning permissions for the property and the cadastral details (a public record, survey, or map of the value, extent, and ownership of land as a basis of taxation). Once the Preliminary Contract (Contratto preliminare) has been signed a further deposit (Caparra Confirmatoria) will be paid, this will generally be 10% - 20% of the purchase price. There will also be an estate agents Commission Fee (Provvigione) which will need to be paid at this point.

3. Signing the Final Deed of Sale (Rogito or Atto Notarile)

The purchaser must have a bank account in order to make the purchase on completion. The signing of the final deed of sale which will authorise the transfer of the property must be overseen by a Notary (Notaio). The buyer will select and hire the Notary, but they are members of an independent body of public/professionals who will draft the purchase deed, they will oversee the passing of the title legally from the vendor to the purchaser. The Notary will also verify the legality of the documentation and registration with the Conservatoria dei Registri Immobiliari and the Local Land Register.

4. Formalities to be observed after Completion

Foreign buyers should obtain a certified copy of the Purchase Deed (Rogito), which the Notary will have lodged with the authorities. Generally this will be available to collect around 2 – 3 weeks after completion. The Notary will also give you a form to complete for the the local authority (Questura) who will have been given formal notice of the purchase. Your Notary will help you to complete this form. You will need to contact the utilities companies to set up new contracts (power, water, telephone, gas etc.). If the property is a flat, the condominium manager (Amministratore del condominio) should be informed of change of ownership of the property.
