The surprisingly spacious (217m2) 4 bedroom property is spread over three floors plus a roof terrace and offers excellent potential to live and run an 'airbnb' studio in this popular walkers' village.
Although some updating could be anticipated, it has much to offer - with just a little renovation and modernisation, it could be a a great property, but is still totally habitable.
The house is on three floors plus roof terrace - the ground floor with the potential to convert into a separate living unit, and the rest of the house accessible from the first floor upwards.
From the street, the front door leads into a hallway with a staircase to the left and a store room. To the right is an opening into the spacious lower living room (5 x 4m) with a fireplace, bathroom (3 x 2m) and a door out to a mini courtyard patio (2 x 2m). This area would work very well as a letting unit ('Airbnb' style) to earn a little extra income, from the many tourists and walkers that visit the village all year round.
It would be easy to add a small kitchenette unit to this area and a lockable door from the entrance hall.
The stairs to the left of the hall lead to the first floor, and into the upper living room (4 x 3m) with a pellet stove.
Beyond is a fully fitted kitchen/dining room (4 x 3m) with a door out to a corridor balcony. Also on this floor is one bedroom (2.5 x 3m) and a bathroom (around 3 x 2m).
Stairs lead from the living room to the second floor, and a short passage leading to three bedrooms (3 x 3m, 2 x 2m with a door to a balcony, and 4 x 3m).
There is also a bathroom on this level (2 x 2m).
A door from a small hallway on this level leads to a small outdoor area housing the washing machine, plus steps leading up to the magnificent roof terrace.
The roof terrace is around 9 x 4m and has panoramic views, taking in the sierra, the village and its beautiful church, the Vinuela valley and the lake, plus several distant villages on the hillsides, and out to the sea.
This is the perfect place to enjoy the outdoors from one's own home and watch the world. Ideal for entertaining, barbecues, workouts, and general relaxing.
Next to the terrace, on the same level, is a small kitchen, so meals can be made and drinks served without having to go down to the kitchen.
This delightful property does need a little work and some updating, but is fully habitable. It has ceiling fans and air conditioning in several rooms. It is connected to mains water, mains electricity and mains drainage and can be connected to fibre optics.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
