Situated just 25 minutes from the beaches of Sainte-Maxime, this true reception and holiday property, harmoniously combines modern architecture, generous volumes, high-end features and an exceptional quality of life.
With approximately 200 m2 of living space, the main house reveals carefully designed interiors offering comfort and fluidity throughout everyday life. A beautiful entrance naturally leads to a spacious living area comprising a welcoming living room, a convivial dining room and a perfectly equipped kitchen. The various spaces flow elegantly into one another and open naturally onto the outdoors, creating a seamless connection between the interior and the garden.
A patio, a laundry room and a separate guest WC complete this living space. The sleeping area offers three generously proportioned bedrooms. Two bedrooms each benefit from their own shower room, providing both family members and guests with a particularly appreciated level of comfort and privacy.
The master bedroom, meanwhile, is a truly private apartment of approximately 60 m2. Designed like a luxury hotel suite, it features an elegant bathroom with a shower and bathtub, a spacious walk in wardrobe and a separate WC. A privileged space where every detail contributes to creating an atmosphere of serenity and well-being.
An independent apartment of approximately 45 m2 completes the property. Fully equipped, it comprises a kitchen, a living room, a bedroom, a shower room, a WC and a walk in wardrobe. Ideal for welcoming family and friends in complete independence, it could also accommodate a relative, staff or provide a particularly comfortable workspace.
Outside, the property reveals its full dimension dedicated to the art of living. The beautifully landscaped grounds of approximately 4,000 m2 offer numerous spaces ideal for relaxation and convivial moments.
The 7 x 7 metre heated swimming pool, salt-treated and equipped with a heat pump, is a true invitation to enjoy the water, perfect for starting the day with a few lengths or simply making the most of long, sun-filled days. Nearby, the pool area features a shower and WC facilities, while a Jacuzzi completes this dedicated wellness environment.
The petanque court adds a distinctly Mediterranean touch and promises wonderful evenings with friends, as daylight gives way to the gentle warmth of summer evenings. The approximately 35 m2 summer kitchen is undoubtedly one of the property's true highlights. Designed as a fully-fledged living space, it is equipped with a pizza oven, a barbecue, a refrigerator and an ice maker. Combined with a large outdoor dining table, it naturally becomes the preferred setting for summer meals.
The property's technical features are fully in keeping with its high-end character. Ducted heating, air conditioning in every room, a water softener, automatic irrigation, an indoor and outdoor sound system, a camera surveillance system and an alarm, provide optimal comfort as well as complete control over the property's environment.
A garage of approximately 45 m2 completes the property, offering generous space for vehicles as well as storage. Here, every space has been designed around the same philosophy: making the most of the home, the garden and the people around us.
This villa offers far more than a residential setting: it provides a genuine lifestyle experience, elegant, warm and timeless, in a preserved environment where comfort, conviviality and the art of living come together with effortless naturalness.

Buying a Property in France
1. Signing the Agreement (Compris)
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.
The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.
Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.
2. Paying the Deposit
Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.
3. On Completion
Generally it will take around two or three months to complete the purchase.
During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
