Unique 4 bedroom House for sale with panoramic view in Menerbes, Cote d'Azur French Riviera

2,450,000 EUR
2,107,000 GBP 2,646,000 USD
A property of rare beauty hidden in a superb setting right in the heart of Menerbes, which is one of the most famous villages of the Luberon and one of the most beautiful villages in France.

Menerbes is a where artists such as Nicolas de Stael, Dora Maar, Picasso and many others lived.

The high building, of approximately 280m2, was built on the side of a rock in 1700 and perfectly reflects the taste for art and aesthetics.

The main entrance is located in a shopping alley and as soon as you cross the threshold, you are seduced by the special atmosphere of this place steeped in history.

With noble and old materials, soft colours of green, grey and terracotta, this Provencal building was superbly restored in 2017 by lovers of art and architecture: French ceilings, mouldings and stucco, fireplaces, wooden floors, stone, terracotta or earthenware, old ornate doors. Each room has been carefully furnished for optimal comfort.

The house, which seems to wrap around the central staircase, comprises of, on the ground floor: perfectly equipped and extraordinarily elegant kitchen, convivial dining room then a living room whose bay windows open onto a large terrace with a unique view of the Luberon, and a cosy TV living room with a stone fireplace and green terracotta tiles. A warm atmosphere reigns in each room, each proving very pleasant in summer and winter.

First floor: dressing room on the landing, an office which can be transformed into a bedroom and a large and comfortable sleeping area: the bathroom is particularly original with its huge shower next to the free-standing bath, antique furniture and mirrors. Sublime.

Second floor: second bedroom, bathroom with a Carrara marble shower corner and a huge room under the roof that can be used as a bedroom/dormitory and playroom for a host of children. Living room-library.

Returning to the entrance landing of the house, there is access to the garden level which reserves the most beautiful surprises: a bedroom, a living room area, bathroom once again very original, a laundry room and a vaulted wine cellar ideal for storing fine wines. From this level there is also access to the garden, which is not overlooked, nestled against the high facade.

The garden is a concentrate of Provence: century-old rosemary and olive trees shelter an intimacy which allows you to enjoy the very spacious covered terrace and the heated swimming pool with a 12.5m long pool.

A unique and charming house, ready to live in as it is in excellent condition.

Possibility of acquiring a closed garage of approximately 80m2 near the house.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
