Spectacular 4 bedroom architect designed villa set in beautiful landscaped gardens with pool, while enjoying panoramic sea views from its prestigious location in Benissa.

Benissa is one of those rare places that has managed to preserve what is increasingly difficult to find today: privacy, nature and low-density development beside the Mediterranean. Its coastline, with coves such as Baladrar, Advocat and Pinets, the Ecological Walk, its proximity to Moraira and its outstanding gastronomic and sporting offer have made it a preferred destination for international buyers seeking a second home or a permanent residence on the Costa Blanca.

It has been conceived as an expression of contemporary architecture in which design, generous proportions and a seamless connection with the outdoors become one and the same experience. Every detail reflects a vision of luxury founded on comfort, privacy and quality of life.

A HOME DESIGNED TO BE LIVED IN NATURALLY

Far removed from conventional layouts, this residence has been designed so that its spaces flow with complete ease. The main living area brings together the living room, dining room and kitchen in a single open-plan setting that extends towards the terraces through expansive floor-to-ceiling glazing.

The transition between indoors and outdoors is almost imperceptible, allowing natural light and the landscape to become part of everyday life. Centred around a generous island, the kitchen combines refined design with comprehensive equipment, creating a natural gathering place for both daily living and special occasions.

The residence offers four bedrooms and six bathrooms. The principal suite includes a walk in wardrobe and private bathroom, while each of the three additional bedrooms also features an en-suite bathroom and direct terrace access, providing independence and comfort for family members or guests.

As an additional asset, the property includes a versatile level ready to adapt to different lifestyles: an ideal space for a wellness area, private gym, cinema room or exclusive guest accommodation.

OUTDOOR LIVING AS A NATURAL EXTENSION OF THE INTERIOR

The architecture continues into generous terraces designed for year-round enjoyment of the Mediterranean climate. The swimming pool is elegantly integrated into the composition and is accompanied by several relaxation areas for unwinding or sharing moments outdoors. Framed by stone walls and Mediterranean planting, the garden brings privacy and character, while the outdoor kitchen with barbecue and the pool side shower complete spaces conceived for effortless enjoyment without compromising on comfort.

From various points throughout the residence, views open towards the Mediterranean, adding depth to the landscape and reinforcing the sense of calm that defines the entire property.

BUILD QUALITY DESIGNED TO LAST

Beyond its design, the residence stands out for a carefully selected range of materials and technical solutions created to provide maximum comfort throughout the year. Premium aluminium joinery with thermal break technology and solar-control double glazing, porcelain flooring, floor-to-ceiling interior doors and fully fitted wardrobes reflect the level of quality found throughout the home.

The kitchen features designer cabinetry, a Silestone worktop and integrated Miele appliances or equivalent, while the bathrooms are delivered fully equipped with wall-hung sanitary ware, tempered-glass shower screens and suspended vanity units.

Comfort is completed by aerothermal climate control, underfloor heating, mechanical ventilation with heat recovery, intelligent Airzone management, home automation, a self-consumption photovoltaic installation, alarm system, video surveillance, lift, pre-installation for electric-vehicle charging and remote control of various home systems.

A PROPERTY DESIGNED BEYOND THE PRESENT

Exceptional residences are distinguished not only by their architecture, but also by their ability to retain value over time. The combination of a generous plot, timeless contemporary architecture, expansive open spaces, wellbeing-focused technology and an established Benissa location makes this property a rare opportunity within the Costa Blanca's luxury residential market.

A villa conceived for those who wish to enjoy the Mediterranean in complete privacy, with the space, quality and tranquillity offered only by truly exceptional properties.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
