Traditional Mediterranean-style villa in a privileged setting within Cumbre del Sol, where the lights of Calpe and Moraira illuminate the evenings and the Montgo mountain outlines the horizon.

Set on an elevated plot, this 4 bedroom property blends perfectly into its natural surroundings and enjoys beautiful open sea and coastal views, offering a remarkable sense of space, privacy and connection with the environment.

This is one of the most exclusive and complete residential developments on the Costa Blanca, offering a wide range of services throughout the year, including an international school, shops, sports facilities, equestrian centre, pharmacy and the spectacular Cala Moraig beach.
In addition, the nearby Centro Comercial Lirios is currently being renovated and is expected to reopen this summer, becoming a new meeting point for residents and visitors, with new businesses and expanded services just a short distance from the property.

The villa benefits from access via two different streets within the urbanisation, providing both comfort and practicality. The upper street leads directly to the main floor, where the living-dining room and kitchen are located, while the lower street provides access to the lower level and to the communal swimming pool area situated opposite the property.

Distributed over two floors, the villa adapts naturally to the slope of the plot, creating versatile and independent living spaces on each level.
The main floor features a spacious living-dining room, separate kitchen, master bedroom with en-suite bathroom, and a guest wc near the entrance.
Both the living room and the bedroom have direct access to large terraces with open views of the sea and natural surroundings.
An internal staircase connects this level to the lower floor.
One of the property's greatest assets is its excellent orientation towards the east, south and west, ensuring exceptional natural light and optimal sunshine throughout the day and all year round.
The master bedroom enjoys beautiful sunrises, creating a unique start to the day. Throughout the morning and midday, natural light floods the living room and terraces, creating warm and welcoming spaces even during winter.
In the afternoon, the kitchen and terrace benefit from the western sun, ideal for enjoying the final hours of the day with natural light and excellent thermal comfort.
The living room also stands out for its dual orientation, with openings towards the south-east and south-west, enhancing natural light, cross ventilation and the feeling of spaciousness.
There is also the possibility of creating an additional opening in the living room to further strengthen the connection with the outdoors and enhance the already attractive sea views.
The kitchen also offers excellent potential for improvement, with the possibility of adding sea views by opening a new window or French door on the south facade, increasing both natural light and its functional and aesthetic value.

The lower floor offers three double bedrooms, a full bathroom, laundry room and a spacious basement of more than 35 m2, with great potential to be adapted according to individual needs, such as a leisure area, gym, independent apartment or guest accommodation.
This level also provides direct access to the front plot.

The property has been partially renovated, incorporating new windows, doors and exterior carpentry, significantly improving comfort and energy efficiency.

The urbanisation offers three communal swimming pool areas and a petanque court. One of the swimming pools is located directly opposite the property within a private enclosed area across the street, providing immediate convenience while maintaining peace and privacy.

The plot also offers enough space to build a private swimming pool and create a parking area for vehicles.

This is an independent villa with all the advantages of belonging to a well-established residential community, ideal both as a family home adaptable to personal tastes and as an investment for holiday rentals.
It also represents an excellent opportunity for a developer or investor wishing to transform the property into an exclusive high-end villa with sea views.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
