Enjoying panoramic sea views from its prestigious location in Benitachell, is this brand new 4 bedroom luxury villa with pool and garden.

Set on the sun-drenched Costa Blanca and surrounded by Mediterranean vegetation, this is a superb contemporary residence designed for comfortable modern living with a strong connection to the outdoors. The architecture focuses on light, simplicity, and practicality, creating a home where interior and exterior spaces flow naturally together.

The villa offers 469 m2 of constructed space on a private plot of 813 m2. Although it is arranged over two levels, everyday living takes place almost entirely on the main floor, making it particularly appealing for those who appreciate the convenience of single-level living.

Clean architectural lines, large windows, and carefully considered orientation allow natural light to fill the interior throughout the day. At the centre of the home is an elegant open-plan living space combining the living room, dining area, and kitchen. This generous room opens directly onto the terrace and pool area through wide sliding doors, creating a seamless transition between indoor comfort and outdoor living.

The terrace provides ample space for relaxing, dining, and enjoying the Mediterranean climate throughout the year. The main floor includes three well-proportioned double bedrooms, each designed with a calm, contemporary aesthetic. The principal suite enjoys direct access to the terrace and includes a private bathroom, creating a peaceful and private retreat within the home.

In total, the property offers four bedrooms and five bathrooms, providing generous accommodation for both residents and guests.

The lower level adds further versatility with a large open space that can easily adapt to different needs. It could serve as a gym, leisure area, guest apartment, or a comfortable workspace, depending on the lifestyle of the future owner.

Great care has been taken to incorporate modern technology and energy-efficient systems throughout the villa. These include an air source heat pump, underfloor heating, solar panels, heat recovery ventilation, and pre-installation for an electric vehicle charging point. The property also features an alarm system and achieves an A energy efficiency rating, ensuring both sustainability and low running costs.

Outside, the private swimming pool and terraces create a welcoming setting for outdoor living, with space to enjoy the long sunny days that define the region.

The Costa Blanca is renowned for its mild climate, beautiful coastline, and relaxed Mediterranean lifestyle. The area offers an appealing balance between natural scenery, charming towns, and modern amenities, with beaches, restaurants, golf courses, and marinas all within easy reach. It is a region that continues to attract international buyers seeking both tranquillity and quality of life by the sea.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
