Enjoying panoramic sea views from its prestigious location near the beach and all amenities in East Marbella, is this very well presented
4 bedroom villa set in a beautiful landscaped garden.

This spectacular property represents an exceptional renovation opportunity in one of the most sought-after locations in East Marbella.

Situated on the second line from the beach, directly opposite the emblematic Artola Natural Dunes and one of the most prestigious natural beaches on the Costa del Sol, it offers the perfect balance between privacy, exclusivity, and proximity to the sea.

Bright and private, the property has enormous potential, as the current build is practically open-plan and allows the interior layout to be adapted to the taste of the new owner, creating a high-end contemporary residence or an excellent investment with strong potential for capital appreciation.

The home is distributed over two floors, plus a spectacular terrace connected by an external staircase, from which pleasant views of the sea and the lush vegetation surrounding the property can be enjoyed.

The main floor welcomes you with a spacious and bright living room, followed by a separate kitchen and an en-suite bedroom, ideal for guests.

The upper floor houses three spacious en-suite bedrooms, all with direct access to a private terrace with pleasant views of the sea, the garden, and the natural surroundings, providing a wonderful sense of tranquility and privacy.

One of the property's great attractions is its magnificent outdoor space. The garden, fully established and very private, offers different areas for relaxing, enjoying al fresco meals, or taking advantage of Marbella's exceptional climate all year round. There is also the possibility of adding a swimming pool, further increasing the value and appeal of the home.

The covered porch next to the entrance provides space for one vehicle. The rooftop becomes a true viewpoint with panoramic views of the sea and the natural surroundings, the perfect place to enjoy unforgettable sunsets.

Built in 1985, the property has a fully valid First Occupation License, a highly significant distinguishing feature that guarantees the feasibility of carrying out the renovation project immediately and without urban planning obstacles.

This is an especially attractive advantage both for a end buyer wishing to create their dream home and for an investor seeking to develop a product with strong demand and rapid sales potential.

The remaining buildability of the plot allows the villa's built area to be expanded, offering an excellent opportunity to increase its value and create an even more exclusive and personalised residence.

Artola Baja is one of the most exclusive and distinctive areas on the Costa del Sol. Its famous protected dunes, the extensive coastal path, Cabopino Marina, the excellent dining options, several golf courses, and proximity to all services make this location a privileged enclave for enjoying the authentic Mediterranean lifestyle.

In short, an extraordinary opportunity to develop a contemporary villa in a virtually unique location, just a few metres from the sea, with enormous potential for appreciation and a unique combination of nature, privacy, and quality of life.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
