Enjoying uninterrupted breathtaking sea views from its prestigious location in Punta Prima, is this exceptional 4 bedroom luxury villa with annex, set in beautiful landscaped gardens with expansive pool.

This stylishly renovated and exceptionally private villa is approached via a semi-private driveway and set on an impressive plot of one thousand and sixty-three square metres-remarkably large for this sought-after area.

Designed to make the most of its spectacular setting, the villa enjoys breathtaking sea views from the spacious open-plan living and dining area, which opens directly onto extensive sun-drenched terraces.

The traditional, fully equipped kitchen combines charm with practicality, while the main house offers three generous bedrooms and two bathrooms, including a principal bedroom with an en-suite bathroom.

A newly built detached annex provides a spacious fourth double bedroom with its own en-suite bathroom, making it ideal for hosting family and friends in complete comfort and privacy. The property will offer approximately one hundred and fifty square metres of built area once the current works are fully completed. The final built area will be confirmed following the architect's official measurements as part of the ongoing fin de obra process.

Outside, the villa is equally impressive. The newly constructed swimming pool has been designed to blend beautifully with its surroundings, featuring natural rock formations from which to dive and a large shallow lounging area, perfect for relaxing in the sunshine. A generous outdoor shower beside the pool provides the perfect place to cool off or rinse off after a swim.

The expansive terraces include built-in seating, creating idyllic spaces for entertaining or simply soaking up the endless sea views, while a large cane pergola provides welcome shade during the warm Mediterranean afternoons.

Practical features include a garage with additional storage, two further external storage rooms-one beneath the house and another beneath the pool-and a sustainable rainwater collection system that allows water to be reused for both the garden and swimming pool.

One of the property's greatest assets is its generous plot of one thousand and sixty-three square metres. Unusually large for the area, it not only provides exceptional privacy and outdoor space but also offers the exciting possibility for a future owner to extend the property, subject to the necessary planning permissions.

Combining privacy, stunning outdoor living, generous accommodation and unforgettable sea views, this is a truly exceptional Mediterranean home where every day feels like a holiday.

Under British domination, Punta Prima was known as Sandy Bay. For decades, Punta Prima has been one of the ideal spots to spend Summer on the island. On this lovely section of the Menorca coastline, there is always something to please whether it is taking in the turquoise waters that lap the beach, going diving or taking a trip in kayak.

The urbanisation perfectly combines holiday homes with hotel complexes, restaurants and apartments. The Illa de l’Aire dominates the view, on which stands one of the lighthouses that surround Menorca and where the very famous Iberian wall lizard lives, an endemic species that appears as a souvenir in any shop.

Buying a Property in the Balearic Islands

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
