Absolutely exceptional architect designed 4 bedroom luxury villa set in beautiful landscaped gardens with amazing infinity pool, while enjoying breathtaking sea views from its elevated location in Raco de Galeno.

This superb property captures the essence of Mediterranean living through modern architecture, refined detailing and uninterrupted sea views that stretch across Calpe and the open horizon.

The property has been carefully designed to highlight natural light, privacy and the beauty of the surrounding landscape, creating an atmosphere of calm and exclusivity throughout every room.

The main living area opens directly onto a large terrace where an infinity pool appears to merge with the sea. From this elevated viewpoint, the view becomes part of the home itself, offering a quiet and serene backdrop from sunrise to sunset.

The terrace includes several areas for outdoor dining, sunbathing and relaxation, allowing both private enjoyment and elegant entertaining.

Inside, the villa presents a warm and modern interior style. Soft neutral tones, natural textures and large format glass panels frame the Mediterranean without interruption.

The open plan living and dining room leads into a sophisticated kitchen finished with marble surfaces, custom cabinetry and fully integrated premium appliances.

The home is equipped with a central air conditioning system that ensures comfort throughout the year, complementing the natural ventilation provided by its elevated position.

The materials throughout the house include natural stone, high quality porcelain flooring, oak carpentry and frameless glass railings that maintain a clean visual line from the interior to the exterior views.

On the upper level, the bedrooms offer complete privacy and panoramic views of the sea and surrounding mountains.

The master suite opens onto its own terrace, creating a peaceful space for morning light and quiet reflection, and includes a generous en-suite bathroom designed with premium materials and a refined spa-like atmosphere. The remaining bedrooms are also well appointed, each retaining access to natural light and views. The bathrooms feature elegant finishes, walk in showers, soft lighting and a refined selection of natural stone that enhances the sense of comfort and luxury.

The exterior areas are designed for year round enjoyment. Mediterranean landscaping, sculpted stonework and multiple terraces follow the natural shape of the plot, creating quiet corners as well as impressive open viewpoints. When evening arrives, architectural lighting gives the home a gentle glow and highlights the silhouette of the coastline and the distant lights of Calpe.

The villa is located in the prestigious residential enclave of Raco de Galeno, known for its privacy, elevated sea views and proximity to both nature and coastal lifestyle amenities.

Benissa's coastline offers small coves with crystal clear water, traditional fishing harbours and beachside restaurants specialising in fresh seafood and rice dishes. The historic centre of Benissa is only a short drive away and is known for its weekly market, local wineries and celebrated annual traditions, including the Moors and Christians festivities in summer and the Purissima Xiqueta patron festival in spring, when the town fills with parades, music and open air celebrations.

With its privileged setting, architectural quality and refined Mediterranean character, this residence offers a rare combination of elegance, tranquillity and timeless coastal living.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
