Stylishly renovated, fully furnished exquisite 4 bedroom single storey luxury villa with pool and garden, enjoying panoramic views across the golf course from its ideal location near all amenities in Guadalmina Alta.

This spectacular property blends Mediterranean elegance with contemporary comfort. Distributed on a single floor and west-facing, it guarantees sunlight for most of the day and allows you to enjoy stunning sunsets from its spacious terrace with pool and outdoor kitchen area.

The property features a total of four bedrooms, all with en-suite bathrooms, and offers absolute privacy in an environment of peace and exclusivity. The main entrance leads to a large hall that opens into the heart of the home, a cosy living room with fireplace and high ceilings, providing a great sense of spaciousness, brightness, and freshness.

The house is organised into two well-defined wings, optimising the layout and allowing a seamless connection between indoor and outdoor spaces, as well as offering total privacy for guests. The left wing features an ideal office for working from home, a guest WC, and a practical cloakroom. This area also houses three spacious bedrooms with en-suite bathrooms, exquisitely decorated with high-quality materials, designed to ensure maximum comfort.

The right wing accommodates a large independent kitchen with dining area, equipped with top-of-the-line appliances. From this area, there is access to a charming outdoor patio, perfect for al fresco breakfasts or moments of relaxation. The kitchen also includes an elegant wine cellar, three refrigerators, oven, microwave, and a coffee area, as well as a central island with a water filter offering hot and sparkling water functions (Quooker), all perfectly integrated into a refined aesthetic.

The master suite, also located in this wing, is a true retreat. It features a full bathroom, an elegant walk in wardrobe, and direct access to the main terrace, offering open views of the garden and the golf course.

The outdoor areas have been carefully designed around the pool with leisure and relaxation zones, including a decorative fountain and a fully equipped outdoor kitchen, making this space the epicentre of social life and relaxation.

The villa also has direct access to the golf course, a highly valued advantage for golf enthusiasts. Additionally, there is a petanque court.

The property offers all modern comforts, such as a home automation system, zoned climate control via Airzone, beautiful wooden ceiling fans in the bedrooms, and water-based underfloor heating throughout the house, ensuring comfort all year round.

The furniture, included in the price, has been specially selected to create a warm, elegant, and functional atmosphere. It is delivered fully decorated, ready to move in and enjoy from day one.

Located in the lower part of Guadalmina Alta, in a well-established residential area surrounded by nature, just a 5-minute walk from the Guadalmina shopping centre, which offers a wide range of services, restaurants, and leisure options, as well as prestigious international schools nearby.

The beach is less than 5 minutes away, Puerto Banus is just 5 minutes by car, and Marbella town centre is only 10 minutes away. We highly recommend a visit, as this is a truly exceptional and rare opportunity.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
