It has some lovely rustic features such as traditional terracotta tiled floors and wooden windows with shutters.

The main house.
From the covered terrace, a front door leads into the living room (4.5 x 3m) renovated in original rustic style, with a woodburner for the winter.
The thick walls have original alcoves, a lovely feature for lighting.
To the far right hand end of the living room is a door to the bathroom (3 x 2m) with a walk-in shower, wash basin, WC and bidet. To the left of the living room, original, thick stone walls lead through to the beautiful, fully fitted kitchen (3 x 3m) with 2 windows with deep interior window sills through the thick stone walls and wooden windows, giving it wonderful character. An opening in the rear living room wall leads to an inner hall (3 x 1.5m). To left and right are the two bedrooms, each around 3 x 3m.

The casita.
Just below the main house is the casita.
Next door there is a very useful tool shed and store room of around 3 x 3m.
The front door to the casita leads into an upper gallery. At the far end is a small bathroom (1.5 x 1.5m) with a small bath and overhead shower, WC and wash basin. Next to the bathroom is a small cave- like room with useful shelving set into the wall for linen etc, and a built-in platform ideal for a single bed, ideal for children.
Steps lead down from the gallery to the main bedroom which is equipped with a single bed that pulls out into a large, comfortable double bed. This room is 5 x 3m with an extra area of around 2 x 2m which could be adapted to hold a kitchenette.
The new roof and ceiling could be painted, plastered or lined with cane or similar to give an authentic rustic feel.

The gardens. From the driveway, a few steps lead up to the lower terraces and the door to the guest casita, and a few further steps lead up to the main house, with a covered terrace and lovely views, the perfect place to enjoy outdoor living.
There is also a second terrace, the m
iddle terrace, next to the covered terrace, with built-in seating and a good spot for sunbathing.
Above, is a lookout terrace and a back gate. Here at the top of the plot is also a covered area with exposed rock that is ideal for storing logs or outdoor equipment.
The gardens benefit from a grey water tank which holds both water from the hand basin/shower from the casita bathroom, and also collects rainwater. It has a submersible pump which pumps the water through a hosepipe to water the gardens - an excellent water saving system.
Next to the terraced garden area is a strip of land, laid to rock and earth, that is at the moment unused. It could be used to grow a few trees or to add raised beds for vegetables, or similar, or made into further gardens. At present there is green fencing between the two areas, but this could be removed and indeed a small pool sunk into the ground about half way down the plot would allow access directly from the middle terrace.

This delightful house is comfortable, in excellent condition and very pleasant in every aspect. It would work well as both a permanent or a holiday home.
It has mains electricity, mains water, a water storage tank, in addition to the grey water/rain water tank.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
