A spacious and beautiful character country property with 4 bedrooms and pool in an elevated location above Trapiche (Velez-Malaga), set in grounds of over an acre.

On one level there are 2 bedrooms and 2 bathrooms, plus an under-build with a studio apartment with potential for 2 bedrooms and a large workshop.

Accessed via a dirt track of around 1.6kms, the rest a concrete country lane. It is around 15 minutes from Velez-Malaga and 20 to 25 minutes from the coast at Torre del Mar.

Its position means that the views are stunning, with a wide sea and mountain view.
There is parking in front of the house for 2 cars, off-road, as well as plenty of space nearby.
Steps lead up through the landscaped front garden, where one is immediately struck by the sweeping view of the sea and the valley of Velez-Malaga.
The front garden opens onto a wide expanse of terrace with a beautiful pool and a Jacuzzi, surrounded by a lovely Mediterranean garden.
There is a built-in seating area overlooking the lovely country views to the rear, and it is from here that the rest of the land slopes down the hill behind the house, with an intricate maze of meandering, tiled paths and steps allowing access to the entire plot.
Also to the rear of the house is a delightful walled Andalusian patio, plus a garden shed and a wood store.

The main house, level with the pool terrace, has a covered terrace area, ideal for outdoor dining and relaxing in the shade, which includes a barbecue area and a shower.
From here is access to the hall (4 x 5m) with large picture windows over the views, ceiling fan and an air conditioning unit.
This lovely, bright room leads both into the large kitchen/dining room, and into the living room.
The kitchen/dining room, (6 x 5m) is fully fitted, and has quality wooden units. As with all the rooms in this lovely house, it has character, with beams, original thick walls, and pretty features.
All rooms also have ceiling fans.
A doorway leads from the kitchen into the living room (7 x 3m), with beams and a fireplace for cosy winter evenings.
From here is a door to the bathroom, which is a generous 4 x 3m with a bath and a shower, plus double wash basins.

Also accessed from the living room are the two bedrooms.
Bedroom 1 is 3x3m and bedroom 2 is 4 x 4m plus an en suite bathroom (3 x 2m) with a door to a linen and store cupboard.

Accessed from the lower car park and also via steps leading down from the rear walled courtyard is the basement area.
This consists of a large workshop (accessed directly from the courtyard steps) of 5 x 5m, and the studio apartment area.
The studio consists of one large room (around 4.5 x 6m) with a door to the car parking area, space for a large double bed or beds, a small kitchenette and air conditioning, plus bathroom, and a separate room currently used as a store, but that could become another bedroom.

The ground floor area is around 114m2 and the studio/basement level around 81m2, a total of 195m2.
Under the workshop floor is a 50,000 L water deposit and apart from mains water from the town, this property has a rain water collection system.

This delightful house is ideal as a permanent home, possible for a retired couple who wish to keep active, set in amazing, unspoilt countryside, and not too far from the sea.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
