Full of charm and character is this exquisite 4 storey, 5 bedroom historical house with garden and terracing, ideally located near the sea and all amenities in La Rochelle.

There are homes that captivate from the very first glance. Situated in the historic centre of La Rochelle, just 300 metres from the Old Port, 150 metres from the parks and a stone's throw from the shopping streets, this Art Nouveau-style house, built around 1900, with around 270 m2 of living space and built over four floors, combines historic cachet, generous volumes and urban quality of life, all in a peaceful, elegant atmosphere.

From the outside, the house asserts its identity with a sculpted stone facade decorated with floral motifs and pointed arches. A wrought iron balcony underlines the elegance of the upper floor, while the slate roof completes the noble ensemble.

Accessed by a few steps, the raised entrance gives it a bourgeois feel, while ensuring privacy from the street. The interior of the house reflects all the richness and refinement of its era. The oak herringbone parquet flooring, mouldings, wood panelling and marble fireplaces create a cosy, warm atmosphere full of character.

The central spiral staircase with its wrought-iron handrail leads elegantly upwards in a star pattern. A ground floor for convivial receptions. This level houses the main living areas: a study-library that could be used for independent professional purposes, a double living room comprising a luminous dining room, and a large living room separated from each other by a wooden partition with three double doors - a rare arrangement in old buildings, allowing the volumes to be adapted to suit requirements.

The kitchen is spacious and functional, with an adjoining pantry. It opens onto a large interior terrace, ideal for summer meals or moments of relaxation. Three separate entrances link the house to this 90 m2 courtyard-terrace, covered in teak, planted with trees, sunny and sheltered. At the back of the courtyard is a storage shed. A cloakroom and guest WC complete this level.

On the street side, the first floor features a bedroom with en suite shower room and a study/reading room opening onto a balcony, and on the courtyard side, a master suite with en suite walk in wardrobe and a vast two-piece bathroom with bath and shower. A separate WC completes the ensemble.

The quality materials, high ceilings and numerous windows provide constant natural light and comfort at all times.

On the second floor is space for children, guests or an independent project.

The top floor offers three additional bedrooms, ideal for a large family, friends or guests. It also includes a shower room with WC and a washroom. Finally, a workshop with water point completes this level. This room could easily be converted into a sixth bedroom, games room, separate study or other space as required.

The house has a large, perfectly ventilated cellar. This space offers many possibilities: storage, wine conservation, workshop, leisure room, etc.

Private parking just a few minutes' walk away completes this property, a valuable advantage in this sought-after neighbourhood.

This house is ideal for a range of buyers: A large family looking for generous living space, a practical urban setting and a secure environment. A lover of heritage or historic architecture looking to preserve and enhance an exceptional property. A professional or artist looking to combine living and working space in an inspiring setting.

Buying this house means making the choice of a rare heritage investment, an elegant and lively residence, and a unique living environment right in the heart of La Rochelle. Combining prestige, history, a privileged location and modularity, this residence is just waiting for owners who appreciate its timeless charm.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
