Character 5 bedroom House for sale in Montpon Menesterol, Aquitaine

1,272,000 EUR
1,093,920 GBP 1,361,040 USD
Full of character and charm, this superb 5 bedroom house is accessed via a long private driveway, which is lined with tall trees, to wrought iron gate which opens onto a gravelled courtyard, which is beautifully laid out with relaxation areas.

At the end of the courtyard stands a magnificent stone manor house of approximately 450m2, plus various outbuildings of approximately 260m2.

Built in the 19th Century, it offers wonderful features, numerous openings in each room making the rooms very luminous; the high ceilings give them volume; the solid floor and the wooden beams make them warm.

From the entrance, a wide corridor crosses the building from one end to the other, and opens onto a balcony, with a small enclosed garden below. On the right-hand side of the corridor, a room with a marble fireplace has been converted into a study. At the end of the hallway is a bedroom and, in between, a bathroom with a WC. To the left of the corridor is a large room of approximately 60m2, consisting of a living room with fireplace and a dining room.

A wooden staircase leads to the first floor where there are 4 bedrooms, a bathroom with a shower and WC, a shower room with a WC and a dressing room. Parallel to this room is a room of the same size. It consists of a modern fitted kitchen and a living room. The walls are of stone and exposed stone. A cupboard with period wooden doors is built into one of the walls. There is also a small staircase leading down to the cellar. To the side of the kitchen, a small corridor leading to the outbuildings.

There are 2 outbuildings, each with its own entrance to the courtyard and separated by a workshop. The first one has 2 rooms in a row: a large living room with a library, a bedroom and a bathroom with bath, shower and WC. The second has 2 rooms in a row: a large bedroom, a living room with fireplace and kitchenette, a shower room with shower and WC. A garage and a carport are in the extension of these 2 outbuildings.

This property is ideal for large families who like the countryside and peace and quiet.

Nestled in the heart of a 1.7 hectares park with a 12 x 6m heated salt water swimming pool, it is an ideal place to develop any kind of activity such as a guest house, gites, B&B.

It also has a private island of 3,000m2 on the Isle river, a small sub-tributary of the Dordogne that runs at the end of the park.

Located on the edge of the Libournais region, it is approximately equal distance from Bordeaux and Perigueux, close to all shops and amenities.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
