High Specification 5 bedroom Single Storey for sale with countryside view and panoramic view in Porto Colom, Mallorca

2,180,000 EUR
1,685,600 GBP 2,097,200 USD
Luxurious newly built 5 bedroom house, which has been built using high quality materials throughout, presented in a traditional style and set on a beautiful plot of 19,200m2, in a quiet no end street and surrounded by a green area.

Peace and privacy are guaranteed here and will be located only 15 minutes from the beautiful coastal area of Porto Colom with its beautiful white sandy beaches and turquoise sea.

The house has been designed on a single floor to offer all the comforts necessary for a living concept of luxury and harmony. The perfect balance between tradition and modern lifestyle.

Upon arriving at the property, an automatic gate will open onto the large plot with many ancient trees typical of the Mediterranean. In the design, special attention was paid to the use of natural elements. Quality and noble materials have been selected for the house and the exterior, such as stone walls, a custom-made kitchen with a natural stone countertop, wood on the ceilings, a fireplace in the living room, and more.

The interior of the house will be full of light and have 5 bedrooms, all with access to the gardens, and 4 bathrooms. 1 of the bedrooms could also be an office, that would make 4 suites. The master bedroom will have several extras, as well as a dressing room and magnificent bathroom with access to its own private garden.

The south orientation allows you to enjoy a lot of natural light. The swimming pool (3.55 x 9m) with a waterfall will be surrounded by a Mediterranean garden with beautiful pergolas. The house will have central air conditioning, home automation system, alarm system, satellite TV, underfloor heating with heat pump, internet connection, sauna, automatic irrigation system, double glazing, covered parking, pergola with barbecue.

The project has already been approved by the Consell de Mallorca. It is estimated that the house will be built within 1 year.

Felanitx is surrounded by the green and fertile nature of Mallorca, nestled between mountain ranges and characterised by agriculture, which is the most important economic sector in the region. Vineyards, almond trees and citrus plantations are typical of the Felanitx area and give it its unmistakable charm. The centre of Felanitx is historically very well preserved and still has many old buildings in typical Spanish style. It seems as if time has stopped here: winding streets invite you to stroll, strolling among delicatessen and craft shops is particularly exciting.

Buying a Property in the Balearic Islands

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
