5 bedroom House for sale with countryside view in Vinuela, Andalucia

217,000 EUR
186,620 GBP 234,360 USD
An unusual and spacious village house situated within a perfect location in Vinuela village, fully habitable, but with potential for some alterations to allow for a separate house or for holiday rental rooms, or for use of the warehouse and garage for business purposes.

Situated in an elevated location within the lovely village of Vinuela, the property has plenty of space and scope for development.

There are 2 entrances to this property. The first is through double gates into a large concrete 'street', with access to the garage and the warehouse. This area is also a right of way for the neighbours who live beyond. The second is from the front terrace, where a front door leads into the upper ground floor area to the main house. A corridor leads from here into a large inner hallway. From here there is access to the kitchen/dining room with air conditioning, utility room, living room with air conditioning and large glass sliding patio doors to a corridor/balcony that runs along the entire length of the house. 3 good sized bedrooms, plus a large family bathroom. The views from the windows and corridor balcony are very beautiful, overlooking the village, the countryside, valley, mountains and sierras beyond.

This whole upper level of the property could be altered to improve the layout should anyone wish to do so, for example, to make rooms for paying guests.

A door from the inner hallway leads down to the warehouse on the lower ground level. This area is around 60m2, with double height ceiling and plenty of potential for further development. There is a large garage door leading out to the concrete access area.

Also accessed from the warehouse is a separate living unit, consisting of a living room with a fireplace (4 x 3m), and double doors leading outside (kitchen could be added). From here is a door that leads to a bedroom (3.5 x 3.5m) and a bathroom (3.5 x 1.5m). Steps from within the warehouse lead up to an additional bedroom (4 x 4m) and next door is a store room (5 x 4m).

Outside, next to the warehouse is a large garage of 6 x 6.5m. At the moment the garage has a metal roof. The roof of the garage would be ideal to create a very spacious garden terrace, creating a concrete roof/terrace, level with the upper floor of the building on the upper ground level. Alternatively, the garage could be taken down to create a patio garden on lower ground level.

This property would be ideal for a family, or a couple looking for a project to make a home, perhaps run a business using the warehouse and garage spaces. By living in the lower ground level living spaces, the entire upstairs could be reorganised to offer rooms to let.

Plenty of possibilities, in a picturesque and popular village, not too far up in to the mountains and only 20 minutes from the coast.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
