Character 5 bedroom Manor House for sale in Auvers sur Oise, Paris Ile de France

1,575,000 EUR
1,354,500 GBP 1,685,250 USD
A rare opportunity to purchase a unique 19th century manoire and barn built at the highest point of Montcel in Auvers-sur-Oise, where the Impressionist artists found inspiration and a town that will be forever linked with Vincent Van Gogh, who lived and found his resting place here.

Van Gogh is said to have painted a view of the Oise valley from this house, which, due to its elevated location, provided him with the ideal vantage point from which to be inspired by the superb panorama.
Of Italian design, carefully renovated and maintained in keeping with its initial design and construction, the house owes its charm to the quality of the materials from which it is composed: dressed stone, solid oak parquet floors, Venetian floor tiles, fireplaces in marble and Burgundy stone, copper rainwater systems and slate fixings, all of which contribute to the supreme quality and character of the building.

Beyond the automatic gate, an offroad parking area and pathway lead to a beautiful 55m2 terrace paved in non-slip stoneware, perfectly exposed to allow the enjoyment of the beautiful garden featuring a spring and a wide variety of mature plants and trees, while a lighting system prolongs the outdoor experience into the evening.

The house and garden are entirely enclosed by stone walls offering security and discrete privacy without being overlooked.
The terrace is accessible from the house via the entrance, the kitchen and the dining room, making it a convivial and practical living space. From the terrace the Venetian tiled entrance/office, leads on the left to a vast and luminous dining room with a cathedral roof, then a hallway with storage/dressing room leads to an independent WC with washbasin, a shower room with a walk-in shower and a laundry room with stoneware tile flooring. These rooms offer comfortable ground level accommodation when required.
The entrance/office leads to a large double living room with two fireplaces, one in marble and the other in Burgundy stone. Finally, the last room on the ground floor is the kitchen, which opens onto the terrace and is fully equipped with 2 ovens and marble worktops.

The upper floors are accessed by a superb solid oak staircase and on each half floor there is a separate wc with hand basin and window.
The first floor offers two large bedrooms, one of which is a master suite with its own bathroom with bathtub, jet shower and two separate marble hand basins.
On the second floor there are three further bedrooms and a bathroom with bath, a shower and a double washbasin.

The house is built over a basement with vaulted ceilings and tiled floors.
The rooms are distributed in a star-shaped layout around a landing that serves two large storage rooms, a boiler room and a wine cellar.

With access via an automatic double gate, the property offers the possibility of parking three vehicles close to the entrance, as well as an impressive 19th century outbuilding with a newly cleaned and restored facade and an imposing oak beam structure, which can currently be used as a closed garage for 2 cars, with a workshop and mezzanine floor. With a floor surface area of 70m2 and with a height of 11m under the ridge beam the building offers great potential for development into a 2-floor housing project.

This property is located in Auvers-sur-Oise, a village emblematic of the impressionist painters and more particularly of Vincent Van Gogh, less than 30kms from the capital and whose train station allows you to reach Paris in 45 minutes or in 35 minutes by a direct shuttle from April to October.
Auvers-sur-Oise also has shops and restaurants, with the possibility of attending school up to university level with Pontoise and Cergy just 15 minutes away.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
