Exceptional modern 5 bedroom luxury villa nestling in one hectare of beautiful landscaped gardens with pool, ideally located near all amenities in the prestigious Llucmacanes area.

There are homes that impress because of their scale, others because of their architecture or exceptional finishes, and then there are those rare properties that possess something far more enduring: the feeling that they have always belonged to the landscape. This remarkable country estate is one of them.

Completed just five years ago, the property is a masterful interpretation of contemporary Mediterranean architecture, where timeless design and authentic Menorcan character exist in perfect harmony. Natural local stone, traditional dry-stone walls, mature olive trees and indigenous planting blend effortlessly with clean architectural lines and carefully balanced proportions, creating a residence that feels entirely at home within its surroundings.

Nothing feels imposed. Nothing seeks attention. Instead, the house seems to have emerged naturally from the land itself. From the moment you arrive, there is an unmistakable sense of tranquillity. Silence, light and nature are not simply the backdrop to daily life-they become part of it.

At the heart of the home lies an elegant open-plan living space where the sitting room, dining area and bespoke kitchen flow seamlessly together. Floor-to-ceiling glazing dissolves the boundary between indoors and out, framing the surrounding countryside like a series of ever-changing works of art. Throughout the day, the Mediterranean light gently transforms each space, creating an atmosphere that is both calming and inspiring. Every room has been designed to embrace the landscape.

The principal accommodation occupies its own private wing, creating an intimate retreat within the home. The beautifully proportioned principal suite enjoys direct access to a private terrace overlooking the gardens, while two further generous double bedrooms also open onto their own outdoor spaces and share an elegant family bathroom.

A second guest wing, connected to the main residence by shaded pergolas and covered terraces, provides two additional spacious bedrooms with a shared bathroom. This thoughtful arrangement offers complete independence for family and guests while maintaining a natural connection to the heart of the house. The property has been designed not simply to be admired, but to be lived in.

Outside, the Mediterranean lifestyle takes centre stage. A striking swimming pool of approximately fifteen metres forms the focal point of the beautifully landscaped gardens, accompanied by an outdoor Jacuzzi, a fully equipped summer kitchen, generous entertaining terraces and a traditional petanque court, inviting long afternoons with family and friends beneath the Menorcan sky.

Every outdoor space has its own character. Morning coffee beneath the pergola, long lunches stretching effortlessly into the afternoon, quiet moments beneath the shade of an ancient olive tree and evenings spent dining outdoors as the last light fades across the countryside. These are not simply amenities, they become part of a way of life.

The lower level incorporates a generous garage, while the technical specification reflects the standards expected of a contemporary luxury residence, including central heating and air conditioning throughout, ensuring complete comfort in every season. Yet what truly distinguishes this estate cannot be measured in square metres, architectural details or specifications. Its greatest luxury is the atmosphere it creates.

A profound sense of peace, complete privacy, the beauty of authentic Menorcan countryside, and the rare feeling of living in a home that appears to have grown naturally from the landscape itself.

Properties of this calibre are acquired for reasons that extend far beyond architecture alone. They become places where families gather across generations, where lifelong friendships are celebrated, where children grow up exploring gardens instead of screens and where every season brings a different light, a different fragrance and a different memory.

This is not simply a beautiful house. It is a home that invites you to slow down, reconnect with nature and embrace the timeless rhythm of Mediterranean living. Because the finest homes are never those that impress only at first sight. They are the ones that continue to reveal their character, beauty and soul with every passing day.

An exceptional private estate, for those seeking authenticity, architectural integrity and one of Menorca's most privileged rural settings.

Llucmaçanes is included in the district of Maó and is made up of a quiet centre of single-family homes that are spread around the church of Sant Gaiteà . This parish centre constitutes the locals’ meeting point and during the first weekend of August , the village joins in with the patron saint festivals of Menorca with the traditions of horses and music. Llucmaçanes offers the possibility of being able to live in a pleasant setting in which the majority of houses have a garden and pool.

Buying a Property in the Balearic Islands

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
