Immaculate 5 bedroom Villa for sale with lake or river view in Menaggio, Tremezzina, Lombardy
On a gentle slope that catches the light almost continuously, is this superb property where the very idea of a panoramic view of the lake loses all its accessory character and becomes a condition of living, because from every corner of the property - whether it is the main living room, a bedroom, the wellness area or the pool side - the lake is always present.

On a gentle slope that catches the light almost continuously, is this superb property where the very idea of a panoramic view of the lake loses all its accessory character and becomes a condition of living, because from every corner of the property - whether it is the main living room, a bedroom, the wellness area or the pool side - the lake is always present.
The villa is the result of a recent renovation, carried out with a consistency based on functional logic, which is reflected in the orderly distribution of spaces, the choice of finishes and the overall quality of living, capable of enhancing the existing volumes and adapting them to a dual purpose: on the one hand, that of a solid, permanent main residence, where every room has been designed for everyday use; on the other, as a multi-purpose property, suitable for accommodating several families, guests, or even for being divided, rented out or converted into a business, without altering the original balance.
Divided into two separate but communicating apartments, the house has a total of five bedrooms and five bathrooms, two large and bright living areas, two kitchens and a series of intelligently distributed spaces where every element has a coherent position.
In the basement, with private access, is the wellness area, built to technical standards and with attention to aesthetics: sauna, Turkish bath, hot tub and large windows that let in light and, once again, the view of the lake - as if the design wanted to remind us that even rest can have a wide horizon. It is a cosy space, designed for everyday use, not decoration.
The garden, divided into light terraces, has been laid out with simplicity and restraint, keeping some wild species alongside simple crops, light hedges and low trees that do not take away from the view or interfere with the overall balance. Inside, the panoramic swimming pool overlooks the lake with a wide, unobstructed view.
Access to the property is easy, with several parking spaces available, and the location is convenient: in a quiet residential area, protected but not isolated, just a few minutes from the town centre and main amenities, in a setting that maintains a stable quality even outside the tourist season.
This property is suitable for a variety of uses: as a main residence, it offers ample space and high-quality construction; as a holiday home, it ensures comfort and ease of management; as an investment, it represents a solid opportunity in a stable market with constant demand for properties of this standard.
Without excess or hesitation, this house combines landscape and functionality with consistency, while the sweeping view of Lake Como shapes everything else.
Perched on a natural promontory offering wide and bright views, Menaggio is one of the most harmonious and lively towns on the lake, one of the most sought-after locations in the renowned Golden Triangle of Lake Como. Its historic centre preserves the authentic soul of the village: well-kept squares, discreet porticoes, tastefully restored ancient buildings, and shops that smell of craftsmanship and tradition. The lakeside promenade, adorned with palm trees and flowers, offers romantic views and spectacular sunsets. The Mediterranean climate encourages outdoor living all year round: walks in nature, boat trips or moments of relaxation on the well-equipped beaches. Here, everyday life blends with the charm of a bygone era.
The presence of a historic golf course, one of the oldest in Europe, a private marina, scenic trails and excellent services make this place ideal for both holidays and permanent residence. Unlike many lakeside resorts, Menaggio also has a life outside the tourist season: schools, doctors' surgeries, shops open all year round and a welcoming, international resident population that does not disappear at the end of the season. Here, there is a down-to-earth, everyday atmosphere that is also friendly.
Menaggio is also an ideal crossroads for those who want to explore the lake thanks to its strategic location in the centre of the lake, which allows easy access to other iconic destinations such as Bellagio, Varenna and Cernobbio. The town is perfectly served by ferries, buses and roads, both to Como and Switzerland - with Lugano just 25 km away - as well as the northern part of Lake Como, offering the perfect balance between tranquillity and accessibility.

Buying Real Estate in Italy
1. Making the Offer to Purchase (Offerta)
Once you have found the property you wish to purchase you will start the process by making a formal offer to the vendor, the estate agent will act on your behalf and put forward the offer, a deposit will be made available, generally around (10,000 - 20,000 EUR). Once the vendor has accepted the offer it will be formalised in writing to the vendor in both English and Italian. If this is accepted the deposit (Caparra Confirmatoria) will be paid to the vendor. This will form a legally binding contract. Neither party may withdraw at this point, the sale can be forced by either party or a claim for damages can be made. If the purchaser withdraws their deposit will be lost, if the vendor withdraws the purchaser can claim twice the deposit in compensation.
2. Signing the Preliminary Contract (Compromesso or Contratto preliminare)
The next step will take place between 1 and 3 months after the offer has been accepted, this is a formal agreement between the vendor and purchaser to sell and buy the property, this agreement is the Preliminary Contract and will contain the conditions and terms of the sale. It is important at this stage that you have a full understanding of all the details contained in the contract. We would strongly recommend that you appoint a Notary who is fluent in English. This document will include the purchase price, a detailed description of the property including completion date and will cover any obligations placed upon the buyer and the vendor. All information relating to the property including any planning permissions for the property and the cadastral details (a public record, survey, or map of the value, extent, and ownership of land as a basis of taxation). Once the Preliminary Contract (Contratto preliminare) has been signed a further deposit (Caparra Confirmatoria) will be paid, this will generally be 10% - 20% of the purchase price. There will also be an estate agents Commission Fee (Provvigione) which will need to be paid at this point.
3. Signing the Final Deed of Sale (Rogito or Atto Notarile)
The purchaser must have a bank account in order to make the purchase on completion. The signing of the final deed of sale which will authorise the transfer of the property must be overseen by a Notary (Notaio). The buyer will select and hire the Notary, but they are members of an independent body of public/professionals who will draft the purchase deed, they will oversee the passing of the title legally from the vendor to the purchaser. The Notary will also verify the legality of the documentation and registration with the Conservatoria dei Registri Immobiliari and the Local Land Register.
4. Formalities to be observed after Completion
Foreign buyers should obtain a certified copy of the Purchase Deed (Rogito), which the Notary will have lodged with the authorities. Generally this will be available to collect around 2 – 3 weeks after completion. The Notary will also give you a form to complete for the the local authority (Questura) who will have been given formal notice of the purchase. Your Notary will help you to complete this form. You will need to contact the utilities companies to set up new contracts (power, water, telephone, gas etc.). If the property is a flat, the condominium manager (Amministratore del condominio) should be informed of change of ownership of the property.
