- Garage of 80m2

- Plot of 10,227m2
- Beautiful location and views

A totally unique complex comprising a spectacular, modern, stylish country house on three levels, a separate very large guest house on one level with roof terrace, and three huge warehouse/garage outbuildings with a stunning 'infinity' pool set, in glorious countryside with stunning views, and a good proportion of flat land. Ideal for use for a small business needing plenty of warehouse space, or for a tourist related business.

The drive up to the complex is beautiful, passing through stunning countryside, reaching the gated driveway into a huge parking area. The complex consists of a plot of 10,227m2 of land, much of it flat, the two houses, and the outbuildings, meaning it would be perfect as a meditation, yoga or activities centre, or a business requiring exceptionally spacious warehouse space - an excellent business opportunity.

Located just 10 minutes from the country town of Riogordo and within 45 minutes of Malaga and the coast. This is unspoilt countryside, surrounded by olive and almond trees, with fertile soil and plenty of fascinating rock formations.

The plot is accessible and useable, with large flat areas which could be used even for horses. The buildings mainly surround the central parking area, and there is a gated entrance drive. There are beautiful views all around, and an area of terraces with fruit trees, and a grassy garden area between the main house and the guest house.

At the far end of the main house is the wonderful 'infinity' swimming pool (48m2) which incorporates a Jacuzzi pool, with a fountain of water cascading between the two. An elegant dolphin statue welcomes you to the pool side, and there are ample sunbathing terraces and a canopy cover over part of the terraces, creating essential shade. Under the pool, on a lower garden level, is a caravan which could be renovated, or removed and used as the perfect spot for a motor-home, with connection to water and electricity.

Accessed from within its own courtyard, the main house is an elegant space of three levels, with a vast open plan kitchen/dining/living room, a spacious double suite upstairs with its own terrace and two double bedrooms with two bathrooms on the lower level. The entire house has air conditioning and solar hot water.

The guest house, located close to the entrance gates, was once used as a disco and entertainment space. Now, it is an unusual and spacious 2 bedroom house on one level, with plenty of potential for rearranging to create further rooms if required. There is a driveway and private garden area. The house has a large open plan living space, hallway, family bathroom and two bedrooms, one with en-suite bathroom.

One entire side of the house consists of glass patio doors out to the lawned garden, and there is also a garage. This house has air conditioning.

The outbuildings consist of one huge, very solid warehouse (200m2) with electricity and water, once used to prepare staging and acts for a travelling circus, a garage of 80m2, equally sturdy and solid, with an adjoining door to the main warehouse, and around the back, a smaller store area of 55m2, used for garden equipment, vehicles etc. Any of these buildings would also be adaptable for horses.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
