Enjoying panoramic sea views from its ideal location near the beach and all amenities in Venta Lanuza, is this stylish and modern 5 bedroom fully furnished single storey villa with guest house, pool and terracing,

Set in a quiet area north of El Campello, this attractive property combines privacy, comfort and ample outdoor spaces in a privileged environment close to the Mediterranean. The property is located within walking distance of the beaches and coves of this part of the Costa Blanca and has a TRAM stop nearby, which allows you to move comfortably to El Campello, Alicante and other towns on the coast.

The centre of El Campello, with its marina, promenade and extensive sandy beach, is just a few minutes drive away. Alicante, its international airport and several golf courses are also easily accessible, while to the north are coastal towns such as Villajoyosa, Altea and Benidorm.

The villa stands out especially for being distributed mainly on one floor, for its elevated plot, its pleasant outdoor areas and for having separate accommodation for guests. A combination that makes it a particularly interesting property both as a permanent residence and to enjoy long stays by the Mediterranean.

Access is via a quiet one-way residential street that leads to the entrance of the property. Elegant wrought iron gates lead to the plot and the parking area, where there is a carport with capacity for two vehicles. Thanks to the elevated position of the land, the property enjoys a pleasant feeling of privacy and spaciousness.

The main house has approximately 170 m2 built and offers a comfortable and functional layout. Inside is a spacious and bright living-dining room connected to a modern open kitchen. The large floor-to-ceiling windows allow natural light to enter and create a pleasant connection between the interior spaces and the terraces. The house has three bedrooms, two of them with direct access to the terrace, as well as an office and two bathrooms.

Its equipment includes natural oak interior doors, LED lighting, electric blinds, air conditioning, alarm system, fire detection, surveillance cameras, intercom and automated access. The large glazed enclosures incorporate UV protection and reflective glass, a solution especially suitable for the Mediterranean climate that provides luminosity to the interior while promoting privacy and sun protection.

The exterior has been conceived as an extension of the house and offers different environments to enjoy the climate of the Costa Blanca practically all year round. The private swimming pool is the centre of this area, complemented by a Jacuzzi, terraces and spaces for relaxation and entertainment.

The property also has a terrace offering open views over the surroundings.

Another of its main attractions is the separate guest accommodation, equipped with a bathroom and an open kitchen. This space is ideal for receiving family and friends while maintaining their independence, and also offers different possibilities of use according to the needs of its future owners.

The villa is sold furnished and is ready to be enjoyed from the first moment.

A particularly complete property in Venta Lanuza that brings together in the same house distribution on one floor, privacy, swimming pool, large outdoor areas and separate accommodation for guests, all in a quiet residential location close to the sea and well connected to El Campello and the rest of the Costa Blanca.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
