Wonderful opportunity to acquire an authentic 6 bedroom house nestling in over 3 hectares of glorious land with mature gardens and mango trees, while enjoying panoramic sea views from its peaceful location near Cajiz.

This beautiful estate, house (196m2), is just a short drive from the coast - with around 1,000 mangos and lots of space for planting further trees.

This charming Finca is accessed directly from the Cajiz road, close to the village and to the coast. Electric gates open onto a private driveway lined with palm trees, winding its way up to the spacious parking area and the house.

The land, now slightly abandoned but easily recoverable, is a great expanse of trees and planted terraces, plus plenty of flat land, beginning at the house and gardens and extending South towards the southern limits of the estate. Around the house are lovely gardens with mature plants that just need a little care to bring them back to a perfect state.

Most of the trees are mango trees (around 2,500) and these could be brought back into production with a little care, and more trees can be planted, enabling a healthy income from the yield.

The property is connected to the mains water and for the land there are two private wells. The estate is also part of an irrigation water group and has a huge open water reservoir for the purpose of irrigating the crops.

The house has been built in an L-shape. The first section consists of a line of 4 large rooms, (each around 4 x 5.5m), each with double patio doors to a huge rear terrace. One of the rooms has the main entrance door from the North side of the house and the room at the far end could easily become an integrated garage. Alternatively, all four rooms could be converted into studios (3 would need bathrooms adding, one already has a bathroom) for rental to tourism.

An alternative to this could be to use the rooms for business activities, such as workshops, teaching etc., or they could become extra bedrooms for the main house.

The second section of the house consists of two bedrooms, two bathrooms, (one en-suite), a laundry room and a spacious, open plan kitchen/dining/living room (7 x 3.5m) with patio doors out to a separate covered terrace with lovely views across to the coast.

This interesting property offers the buyer the potential to enjoy a life in the best climate in Europe and a business based from home. And for anyone not wishing to look after the trees, there are plenty of local people who would be happy to take over their care and production.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
