Full of charm and character, this is a well presented 6 bedroom 'Maison Bougeoise', set in over 2 acres of beautiful gardens with woodland and river frontage, located in a peaceful area of Montoire sur le Loir.

This charming, elegant property set in Indre-et-Loire department offers period features. With excellent access to all the amenities it is 20 minutes from Vendome with its direct TGV access to Paris in circa 45 minutes. A private setting with space for family and friends.

Owned by the current family for many years this tuffeau stone property has undergone improvements and today presents a comfortable level of accommodation in a private setting with river frontage. Stone steps lead up to the front door beneath the central balcony.

The entrance hall with original mosaic floor tiles and stairs to the upper floors distributes centrally. To the right the first double-doors lead to the living room, a double aspect room of 23m2 with herringbone parquet flooring and marble fireplace. The second door on the right from the hallway leads into the library (or office), a long room of 13m2, also double aspect, with straight cut parquet flooring and hand built bookshelves.

Opposite the doors to the living room is the entrance into the dining hall. A formal room with marble fireplace and herringbone parquet measuring approximately 20m2 and with direct access to the kitchen to the rear. A galley style functional room of circa 11m2 with larder and veranda style back kitchen/laundry room of 9m2 with wc and recent gas boiler and direct access to the side courtyard.

The first floor provides a central landing area with balcony overlooking the front courtyard. Doors from here lead to bedrooms of 13m2, 20m2 with a shared shower room and a master bedroom of 25m2 with marble fireplace and private bathroom of 11m2.

The upper floor, former staff quarters, accommodates 3 further bedrooms beneath the roof slope each of circa 10m2, a games room of 16m2, a shower room with wc and attic storage area.

Outbuildings : Set to one side of the main house is the outbuilding. The space here has been optimised and today at ground level includes a wine cellar, a workshop and storage area and above is an office of 14m2, bathroom with wc and bedroom of 18m2.

Opposite this building within the side courtyard is the former kennels and storage area. On the garden/park end of the outbuilding is a fabulous "Summer house", glazed on three sides with pitched roof. Within the gardens is a former lavoir, and on the river bank a second doubling as a boat house.

Electric gates from the street permit vehicular access to the double + one garage.

Approximately 1 hectare (circa 2.5 acres) of private gardens and park including a walled garden, a mature specimen cedar tree and the formal lawns with basin, transform into a light woodland leading down to the river's edge with lavoir/boat house and various spots to sit and fish or just enjoy the river and views beyond.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
