Very well presented, spacious and bright 6 bedroom villa nestling in half an acre of beautiful landscaped gardens with pool, while enjoying panoramic mountain views from its peaceful location in Alcalali.

Surrounded by mountains and greenery, this superb property embodies the essence of traditional Spanish lifestyle, with bright interiors, natural materials and serene outdoor spaces. The layout flows harmoniously from the generous ground floor to the private area on the upper level, creating a constant feeling of spaciousness and elegance.

The exterior of the property offers a spacious and well-maintained environment, with a private entrance leading through a paved path surrounded by landscaped areas. From here one can enjoy stunning open views of the valley, with the mountains in the background creating a picturesque landscape.

The plot is completely flat and enclosed by walls. The garden offers a pleasant mix of lawns and palm trees, along with a perfect space to create a vegetable garden.

Upon entering, a cosy hallway leads to the main room, where large windows allow natural light to flood the space and frame pleasant views of the garden. The living room stands out for its warm ceramic floors, elegant wood finishes and a cosy layout. From here, double doors open onto the terrace and garden, where a covered dining area invites you to enjoy al fresco meals by the pool and fountain. The adjoining dining room maintains the cosy character of the home, offering ample space for both family meals and entertaining guests. Traditional wooden furniture and soft lighting create a serene and timeless atmosphere.

Nearby, a second living room offers a perfect corner for reading or relaxing. The kitchen, designed in a rustic yet practical style, features solid wood cabinets, granite countertops and a window that fills the room with natural light. A separate pantry and laundry area add convenience to everyday life. The ground floor also includes a full bathroom featuring a solid wood double vanity unit and a guest bedroom, providing comfortable accommodation for family or visitors. Each room maintains the same refined aesthetic, with special attention to light, proportion and harmony of space.

Climbing the staircase, the first floor reveals the private sleeping area, where five spacious bedrooms are located. A large landing with wooden balustrade and built-in shelving connects the rooms, maintaining a sense of warmth and continuity throughout the level. The master suite exudes sophistication, with air conditioning, elegant wood panelling, a large mirrored wardrobe and access to a private terrace overlooking the garden and mountains. It is a peaceful retreat, filled with natural light.

The other bedrooms have their own charm and personality: one in soft pastel tones with twin beds, another decorated in pink tones ideal for children, and others that can be adapted as guest rooms, an office or a leisure space. All rooms have large windows that let in sunlight and offer picturesque views of the valley and the vegetation surrounding the property.

The first floor also has two spacious bathrooms. One of them has a raised bathtub, bidet and double sink, framed by elegant ceramic finishes that create a relaxing atmosphere, similar to a Mediterranean spa. The second also has a bathtub and double sink, maintaining a balance between comfort and traditional design. The outdoor terraces extend along the upper level, offering panoramic views of the landscape.

Combining authentic Spanish architecture with spaciousness, privacy and natural light, this residence presents itself as a refined family home where every detail contributes to a sense of harmony and lasting well-being.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
